Renovation of Metropolitan Seminary | IDOM

This renovation and enlargement project makes no attempt to conceal its architectural additions and respects the style of the original building. The new sections are designed to blend in with the old and seek to create a fluid dialogue between the renovated area and the enlargements. The original building featured the long corridors typical of cloisters, unsuitable for the quick, direct traffic required in a major admin centre. Our project overcame this problem by converting the cloisters - attractive, calm places to work - into offices, eliminating the enormous corridors as much as possible and creating two-fronted admin areas. The proposal concentrates movements and common areas in the inner crossing areas, where the most important functions are to be located, reserving the perimeter wings for the building´s admin functions. The main north-south crossing areas is the core of the building whilst the east-west crossing area is a hub leading to the different departments. The proposal envisages a natural filter between public and restricted areas running south-north along the main axis and from the ground floor to the top floor. The large lobby acts as the building´s new cloister, linking the building´s two crossing areas and organising the general public´s movements around the assembly room and the other main rooms. The resulting functional layout is simple, straightforward and immediately clear to users. This lobby becomes the building´s representative public area and reception hall for all users. The project is clearly designed from the outset to control daylight. The new frames on the renovated façades ensure good ventilation and air- and water-tightness. These low-key frames convey an image of a compact building, accentuating the original windows and traceries. By night, artificial light will outline each window. By day natural daylight will flood the offices, with wooden slats to filter and control it in the corridors. A large, new oculus in the south façade will echo the block with the rose window and become the new icon of the seminary plaza. [ESP] En el proyecto de rehabilitación y ampliación del Seminario Metropolitano se optó por mostrar las nuevas piezas sin simulaciones, aunque respetando el ritmo de composición del edificio original. La construcción de los nuevos volúmenes busca la integración con lo preexistente y establece un diálogo entre la obra rehabilitada y las zonas ampliadas. La tipología del edificio preexistente derivaba hacia los grandes recorridos claustrales, incompatibles con la necesidad de circulación rápida y directa de un gran Centro Administrativo. Para solucionar este problema, los espacios claustrales, se han destinado a las áreas de oficinas de servicios, suprimiéndose los enormes pasillos en la medida de lo posible y garantizando la doble orientación en los espacios destinados a uso administrativo. Funcionalmente, la propuesta concentra las circulaciones y los espacios comunes en los cruceros interiores, albergando estos los espacios más representativos, y concediendo a las alas perimetrales el uso propiamente administrativo del edificio. El crucero principal Norte - Sur funciona como verdadero corazón del edificio, mientras que el Este - Oeste actúa como distribuidor de los diferentes departamentos. La propuesta establece un filtro natural entre lo público y lo privado en el sentido del eje principal desde el Sur hacia el Norte y desde planta baja hasta la última planta. Articulando los dos cruceros, el gran espacio del atrio vestibular funciona como el nuevo claustro del edificio y organiza las circulaciones públicas en torno al salón de actos y otras piezas representativas. El esquema de funcionamiento resultante es claro, sencillo y de comprensión inmediata para el usuario. Este atrio adquiere el papel de espacio público representativo del edificio hacia los ciudadanos, de sala de recepción para todos los usuarios. La propuesta tiene una clara voluntad por controlar la luz natural desde un principio. En las fachadas rehabilitadas las nuevas carpinterías, que dotan de la necesaria estanqueidad y ventilación al edificio, quedan en un segundo plano, enfatizando una imagen de edificio compacto donde los huecos y tracerías originales adquieren el protagonismo. Por la noche la luz artificial dibujará la silueta de cada hueco. La luz natural llena de luminosidad los espacios de trabajo y se matiza y controla en los espacios de circulación mediante celosías de madera. Un nuevo gran óculo en la fachada sur actúa como eco del volumen que alberga el rosetón y se constituye como el nuevo icono de la plaza del Seminario.
