The standard zoning dormer pyramid is manipulated to create spatial opportunity and a stronger connection between indoor, outdoor, and semi-outdoor. By splitting the typical setback zoning requirements, slices of green and outdoor space are created in the building’s upper units. A flying dormer structure is employed and can be seen from penthouse interiors. The facade on this Hudson Square building is framed with dark aluminum reflective fins that create shadow lines for recession and amplify privacy.
