The project of the district is based on the selection of nine typologies of houses, that provide a variety of apartments from the point of view of their area, layout, configuration, required building density, the best economic indicators of the project, the variation of facades on applied materials, the quantity of glazing, the presence of balconies, loggias, etc. The maximum number of apartments overlooks to the outside of the circle and has views on the surrounding nature or on the city square. There are courtyards between the buildings, each of which has access to the area and on the external perimeter. All surface of the circle is paved by block-stones and it is completely available to pedestrians and bicycles. The configuration of buildings dictates the pattern paving. Landscape gardening consists of 19 different types of trees. Each courtyard has its own kind of improvement and an individual collection of plants. The road in the center is taken partially away under the artificial hill, where there is the parking for electric cars. The hill in the central square is a green island; here all ways of the block are crossed. The relation to each building as to individual and complete object gives the flexibility in distribution of apartments, the possibility of replacement of one typology another, changes of building density without a concept revision. Different architects can manage the design within the town-planning decision. It is possible to re-use the proved projects. Thus, the standardized elements, as the «construction set»: constructions, facade claddings, windows and doors, can be used in all buildings, due to their simple form, which makes cheaper and accelerates construction.
