The proposed project located at the corner of Park Hill Ave. and Roosevelt Way in San Francisco, is a major renovation intended to craft a modern home that compliments the surrounding neighborhood and creates a comfortable place of repose for the owners. The modernization of the house will include replacement of the forced air mechanical systems with passive cooling strategies and new radiant heating throughout the house. The electrical and plumbing will be upgraded to today’s codes and supplemented by new solar thermal and photovoltaic panels installed on the roof, taking advantage of the southern exposure. Reclaimed redwood will replace the painted stucco on the exterior. New energy efficient windows will be located to optimize interior daylighting and facilitate natural ventilation while creating a connection between the inside and outside of the home. Working within the footprint of the existing house, the building’s overall mass is minimized and the open light-filled street corner is maintained at Park Hill and Roosevelt Way. New low retaining walls will terrace down the sloping site and be landscaped with native San Franciscan plants mixed with other low water-use plant species that complement the neighborhood and the home. Additional landscaping will include new pervious pavers at driveways. One of the garages will be removed allowing for the expansion of the existing planters along Park Hill Ave. façade.
