Casa Costa Nova

The architectural quality of the property, located in the heart of Costa Nova, determined the reason and the willingness of its owner to proceed with the rehabilitation works with a view to its adaptation and its expansion into a single-family house.

Although it is not a construction associated with the typical wooden “barns” of Costa Nova, the building is integrated by its uniqueness in the urban front of Avenida José Estevão, next to the marginal of the estuary.

The design and chromatic effect of the tile that covers its façade, as well as the cutout work in the wood that trims the top of the roof's blade, constitute the decorative elements that stand out on the façade and were safeguarded in the restoration works.

The T4 typology single-family house implied an occupation along the plot of land, reconciling the existing building with an expansion area up to Avenida da Bela Vista, through circulation spaces and the open spaces projected in the central area of the plot as namely, the patio, the vertical garden, the swimming pool and the wall that delimits it to the south, which includes a ceramic panel with a great chromatic and plastic effect by the sculptor António Nobre.

Since this is a lot adjoining two public streets and, given the implantation of the two main bodies of housing, the pre-existence and the new volume, it was necessary to introduce routes to relate and bring them together, as they are complementary from the point of view functional in the internal organization of the fire.

This type of occupation is characteristic in this urban area of Costa Nova, where the interior filling of the lots is carried out through small buildings used as an extension of housing spaces, often used for rent during the bathing season.

From the new volume that confronts Av. da Bela Vista, it was decided to opt for a formal approach to the building bordering the North, in terms of its volumetry, in an allusion to the band typology of the "barns" of Costa Nova with regard to the image of the gable roof and the materialization of its facades where wood cladding was used.

A qualidade arquitetónica do imóvel, localizado em pleno centro da Costa Nova, determinou a razão e a vontade do seu proprietário em avançar com as obras de reabilitação com vista à sua adequação e à sua ampliação para uma habitação unifamiliar.

Embora não se trate de uma construção associada aos típicos “palheiros” em madeira da Costa Nova, o edifício integra-se pela sua singularidade na frente urbana da avenida José Estevão, junto à marginal da ria. O desenho e o efeito cromático do azulejo que reveste a sua fachada, bem como o trabalho de recorte na madeira que faz a guarnição do topo da pála da cobertura, constituem os elementos decorativos que se destacam na fachada e que foram salvaguardados nas obras de restauro.

A moradia unifamiliar de tipologia T4 implicou uma ocupação ao longo do lote de terreno, conciliando o edifício existente com uma área de ampliação até à Av. da Bela Vista, através de espaços de circulação e, dos espaços abertos projetados na área central do lote como sejam, o pátio, o jardim vertical, a piscina e o muro que a delimita a sul onde se integra um painel cerâmico de grande efeito cromático e plástico do escultor António Nobre.

Tratando-se de um lote confinante com dois arruamentos públicos e, atendendo à implantação dos dois corpos principais da habitação, a pré-existência e o novo volume, foi necessário introduzir percursos para os relacionar e aproximar, uma vez que são complementares do ponto de vista funcional na organização interior do fogo.

Este tipo de ocupação é característico nesta zona urbana da Costa Nova, onde o preenchimento interior dos lotes é efetuado através de pequenas edificações usadas como prolongamento dos espaços da habitação, usados muitas vezes para aluguer na época balnear.

Do novo volume que confronta com a Av. da Bela Vista, entendeu-se optar por uma aproximação formal ao edifício confinante a Norte, ao nível da sua volumetria, numa alusão à tipologia em banda dos “palheiros” da Costa Nova no que refere à imagem da cobertura de duas águas e na  materialização das suas fachadas onde se utilizou o revestimento em madeira.
