Located within the perimeter of the Marais Preservation Plan, this tertiary building from the 1970s, designed by the Biro Fernier agency, consists of 7 stories in reinforced concrete and 3 basement levels. Despite its location in a preserved neighborhood, it was not considered a heritage property by the ABF, which facilitated its transformation.
The initial construction stood out for its simplicity and neutrality, reflected in open floor plans without intermediate pillars. Our architectural approach aimed to preserve this neutrality by highlighting the building's structure. Stairs, guardrails, and façades were designed as separate elements in black steel (inside) and stainless steel (outside), emphasizing the original concrete structure. The structure was exposed, allowing the old adjoining walls made of rubble stones and the raw concrete of the frame to interact with the new metalwork elements. The steel, aluminum, and glass façades are attached to the existing concrete sills.
Highlighting the structure encouraged us not to differentiate between living and working spaces, with the intention of integrating a mix of uses on a small scale, superimposing residential areas, offices, and an ERP (establishment open to the public). The project demonstrates that a façade grid designed for offices can work for residences, even for small north-facing units, as long as they are bathed in natural light while preserving privacy.
Over 90% of the original structure was preserved, highlighting the modernist principles of the building and its brutalist aesthetics. The street-facing façade, once 20 cm thick, was replaced with a 62 cm thick façade that incorporates the structure, heating systems, and blinds.

Situé dans le périmètre du Plan de sauvegarde du Marais, cet immeuble tertiaire des années 1970, conçu par l'agence Biro Fernier, est composé de 7 étages en béton armé et 3 niveaux de sous-sols. Bien qu'il soit situé dans un quartier préservé, il n'a pas été considéré comme un bien patrimonial par les ABF, ce qui a facilité sa transformation.
La construction initiale se distinguait par sa simplicité et sa neutralité, traduit par des plateaux libres sans piliers intermédiaires. Notre approche architecturale a donc préservé cette neutralité en mettant en avant la structure du bâtiment. Les escaliers, garde-corps et façades ont été conçus comme des éléments distincts en acier noir (à l’intérieur) et en inox (à l’extérieur), mettant en avant la structure en béton d'origine. La structure a été mise à nu, permettant aux anciens murs mitoyens en moellons et au béton brut de l'ossature de dialoguer avec les nouveaux éléments de serrurerie. Les façades en acier, aluminium et verre sont suspendues en applique sur les allèges en béton existantes.
La mise en évidence de la structure nous a incité à ne pas différencier espaces d’habitation et de travail dans une volonté d’intégrer une mixité d’usages à une micro-échelle superposant ainsi des logements à des bureaux et à un ERP. Le projet montre que la grille de façade conçue pour des bureaux peut fonctionner pour des logements, y compris de petits logements mono-orientés au nord, pour autant qu’ils soient baignés de lumière naturelle tout en préservant l’intimité.
Plus de 90% de la structure d'origine a été préservée, mettant en avant les principes modernistes du bâtiment et son esthétique brutaliste. La façade rue, autrefois de 20 cm d'épaisseur, a été remplacée par une façade de 62 cm d'épaisseur qui intègre la structure, les systèmes de chauffage et les occultations.
