The Brno offices of VITOM's real estate ecosystem, from basic surfaces to decoration to technology, illustrate the concept of wellbeing - a balanced well-being that VITOM translates into housing for its clients and into its internal operations.
The investor wanted to create an environment that would have a positive impact on employees and encourage creativity. The architect's task was to optimise the 343 m2 of space using eco-friendly materials in line with the idea of sustainability, creating an airy and spacious headquarters that represents the workings of a unique real estate company. The idea of biophilia and haptic elements were worked with throughout the space. The biggest challenge was light management.
New visitors are greeted at the entrance to the headquarters by a café with a bar and three dozen seats. At first glance, the copper-clad bar, the cork wall and also the olive tree in the centre of the café catch the eye. The company's background then consists of three segments. Service areas such as the kitchen or the bathroom had to retreat to areas with limited daylight, while offices with staff desks are adjacent to large-scale shop windows. Green panels, indoor plants, rubber flooring or carpets made from recycled fishing nets bring a natural and ecological element to the headquarters.


The Loxon system takes care of the automatic adjustment of the lights for optimal biorhythm and focused work. Two large meeting rooms use skylights for lighting. In the central part, there is an island with rounded glass corners and a meeting room with lights from Made fluidly floating under the acoustic ceiling. Employees have two individual offices for deep work, two acoustic phone booths and a shared workspace.
