New House with Old Mill | RDTH architekti

An old mill stands by the stream. The young family decides to settle here. Generations take turns, however the respect for the work of the elderly remains. A new house is being built on the floor plan of the original chicken coops and sheds. What remains is the language that both generations can speak. The new objects respect the original ones in materials and forms, without fear of today and its needs. The new building and its face, as if here, above the church in Opatová, have always been.

They bought the family land, where the grandmother lived and where there was a water-powered mill, warehouses, and barns, and where chickens still roam the yard. The plots are next to a road with a stream running along it. Opposite across the road is a hillock and on it a cemetery where ancestors and perhaps even the miller who once built the mill lie.

Their new family home is to be a dignified building that will not disturb the character of the village and yet will be contemporary.

The shape of the plot is complicated. A large part of the land is occupied by the mill and its later additions. Worthless farm buildings are by the stream. These small objects and extensions are removed. The resulting solution is a homestead made up of three masses. The mill, which remains partially preserved, the new construction of the family house, which occupies the space by the stream, and the roofing of the parking spaces, which connects the two buildings. Between these three volumes, a pleasant, partially enclosed space of garden and yard is created.

The mill building is too valuable to be demolished yet too large to be completely reconstructed. Therefore, only its oldest part and a fragment of the perimeter wall of the newer addition remain. This exterior-to-exterior window wall is a torso. It creates a unique atmosphere with its nature and relationship to new and original objects. The preserved part of the former mill gets a new use. It becomes a place to meet and work. A new square frameless window is inserted into the perimeter wall of the mill. This opens up a new view of the yard and the surroundings. The floor of the ground floor is completely new. It is a massive concrete slab decorated with a structure of polished stones and fine hairline cracks. This floor will continue to age well with the mill. An old master mason threw lime-cement mortar on the facade of the mill with a trowel. The roof was bad and had to be completely replaced, including the truss. The mill, the new house, and the parking roof are covered with the same terracotta roof tiles.

The volume of the family house adjoins the stream and creates privacy in the courtyard. It stands out with the silhouette of three unequal connected gable roofs. Thanks to them, spatial variety is created in the house and allows residents to experience transitions from smaller, connecting, and utility spaces to sometimes surprisingly large, open spaces. The new building contrasts with the historic mill building with an almost minimalist aesthetic. The walls and ceilings are white and smooth. Only in some unclad areas they reveal that the structure of the house is made of wooden CLT panels. The floor is made of monochromatic linoleum. The facade is lined with larch, even in front of the windows to the street, where parts of the facade are openable. The house is insulated with a thick layer of wood fiber insulation. Heating is provided by a heat pump, the efficiency of which is significantly increased by air recuperation technology. It helps the house maintain a healthy climate even if the owners forget to ventilate.

The roof of the parking object is resting on long glued beams supported by slim steel columns. Beams extend from the family house to the mill. A traditional massive roof truss is woven into them. This open carpentry structure itself becomes an aesthetically important part of the whole project. The binding beams of this structure are strong enough to carry the load of eventual extension if needed in the future. Simple object clad in semi-transparent expanded metal stands freely in the parking area. It serves as a storage room for garden tools and bikes.

Ornamental apple trees, willows by the stream or a massive walnut tree in front of the mill will when grow a little more, they will become an important part of the character of this new rural settlement.

U potoka stojí starý mlýn. Mladá rodina se rozhodne změnit svůj domov a usadit se zde. Generace se střídají, avšak respekt vůči práci starších zůstává. Na půdorysu původních kurníků a kůlen vzniká nový dům. To, co zůstává, přebírá jazyk, kterým si obě generace dokáží mluvit. Nové objekty respektují ty původní v materiálech i ve formách, bez bázně vůči dnešku a jeho potřebám. Nová stavba a její tvář, jako by tady, v Opatové nad kostelem, byly odjakživa.

Koupili rodinnou půdu, kde bydlela babička a kde stával mlýn s vodním náhonem, sklady a chlévy a kde dodnes chodí po dvorku slepice. Pozemky jsou vedle cesty, podél níž teče potok. Naproti přes cestu je návrší a na něm hřbitov, kde leží předci a snad i mlynář, který ten mlýn kdysi postavil.

Jejich nový rodinný dům má být důstojná stavba, která nebude narušovat ráz vesnice, a přesto bude současná.

Tvar parcely je komplikovaný. Velkou část pozemku zabírá mlýn a jeho pozdější dostavby. Nehodnotná zemědělská stavení jsou u potoka. Tyto malé objekty a dostavby se odstraňují. Výsledným řešením je usedlost tvořená třemi hmotami. Mlýnem, který zůstává částečně zachován, novostavbou rodinného domu, která zaujímá prostor u potoka a zastřešení parkovacích stání, které oba objekty spojuje. Mezi těmito třemi hmotami vzniká příjemný, částečně uzavřený prostor zahrady a dvora.

Objekt mlýna je příliš cenný na to, aby byl zdemolován a příliš veliký na to, aby byl zrekonstruován celý. Zachována z něj proto zůstává jenom jeho nejstarší část a fragment obvodové zdi novější dostavby. Tato stěna s oknem z exteriéru do exteriéru je torzem. Vytváří unikátní atmosféru svou povahou a vztahem k novým a původním objektům. Zachovávaná část bývalého mlýna získává nové využití. Stává se místem pro setkání i práci. Do obvodové stěny mlýna je vsazeno nové čtvercové bezrámové okno. To otvírá nový průhled na dvůr i do okolí. Podlaha přízemí je zcela nová. Je to masivní betonová deska zdobena strukturou vybroušených kamínků a jemnými vlásečnicovými trhlinami. Tato podlaha bude s mlýnem dál dobře stárnout. Na fasádu mlýna nahodil fankou starý zednický mistr vápenocementovou maltu. Střecha byla špatná a bylo nutné ji i s krovem kompletně vyměnit. Mlýn, nový dům i zastřešení parkování jsou zakryté stejnou pálenou taškou.

Novostavba rodinného domu se přimyká k potoku a svou hmotou vytváří soukromí na dvorku. Vyniká siluetou tří nestejných navazujících sedlových střech. Díky nim v domě vzniká prostorová pestrost a umožňuje obyvatelům zažívat přechody z menších, spojovacích a užitkových prostor do někdy překvapivě velkých, otevřených, pobytových místností. Novostavba kontrastuje s historickým objektem mlýna téměř minimalistickou estetikou. Stěny a stropy jsou bílé, hladké. Jen v některých neopláštěných plochách prozrazují, že konstrukce domu je tvořena dřevěnými CLT panely. Na podlaze je jednobarevné linoleum. Fasáda je obložena modřínem, a to i před okny do ulice, kde jsou časti fasády otvíravé. Dům je zateplen tlustou vrstvou dřevovláknité izolace. Zdrojem tepla je tepelné čerpadlo, jehož hospodárnost výrazně zvyšuje rekuperační technologie. Ta domu pomáhá udržet zdravé klima i když domácí zapomenou vyvětrat.

Zastřešení parkovacích stání nesou subtilní ocelové sloupy podepírající dlouhé lepené nosníky, které sahají od domu až ke mlýnu. Je do nich vetknutý mohutný krov s ležatou stolicí. Tato otevřená tesařská konstrukce se sama o sobě se stává esteticky důležitou součástí celé usedlosti. Je dimenzovaná tak, aby na vazné trámy v budoucnu bylo možné provést dostavbu další pobytové části domu. Mezi parkovacími stáními stojí jednoduchý objekt opláštěný poloprůhledným tahokovem. Slouží jako sklad zahradního náčiní a kol.

Okrasné jabloně, vrby u potoka či mohutný ořešák před mlýnem se v budoucnu, až trochu narostou, stanou důležitou součástí charakteru tohoto nového venkovského stavění.
