JPAM, the architecture and urban planning studio based in Barcelona, formed by Jorge Perea, Amado Martín and Samuel Llovet, presents its latest project in the metropolitan area of Barcelona. This is the new Vita student residence in Poblenou, a large university residence located in the 22@ district that blends into the surrounding industrial heritage to become an "instant classic", as the architects themselves define it. The 13,500 m2 building, comprising a six-storey horizontal block and a 13-storey tower situated on the corner of Avinguda Meridiana and Carrer Sancho de Ávila, stands out for its desire to break away from the hermetic nature of other contemporary buildings and relate directly to the consolidated fabric of the district. The project's willingness to integrate fully into the urban context is manifested in a rough, vibrant façade. The windows, designed to open up and become useful spaces, serve as the interface between building and city. Its design evokes elements of the old factories in the neighbourhood, which, due to the large industrial concentration at the end of the 19th century, was known as the "Catalan Manchester". The repeated pattern in the window arrangement mirrors the rhythm of English-incluenced factory elements present in other buildings in the area, like Ca l'Aranyó. Additionally, the use of traditional materials such as clay brick is adopted and adapted, contributing to the project's contextual resonance. The entrance to the complex, distinguished by a large porch with a red canopy, is located on the chamfered corner of Avenida Meridiana. It is designed as a transparent space that visually articulates the common areas including the reception, the study spaces and the event rooms, the rest and lounge areas, the cafeteria, and the laundry. Thus, an atmosphere of "reciprocity of gazes between users and passers-by" is created on the ground floor, as the JPAM studio points out. The close connection between the tree-lined inner courtyard and the urban façade underscores the interplay of relations between urban and residential aspects, public and private spaces, and the exterior and interior. This condition allows for a strategic distribution of activities according to their use: the private and meeting areas are located in close proximity to the garden, while the study and meeting spaces are located between the two facades, thus allowing the views to be enjoyed from both fronts.

The project aims to graduate the privacy of activities as it grows in height; while the ground-floor courtyard opens to to both visitors and students’ community, amenities on the upper levels are reserved exclusively to residents, within a private area that visually connects with Poblenou. A primary challenge faced by the project is accommodating the diverse lifestyles of cosmopolitan students living together during fluctuating stays. The repetitive façade design and the building's dual-block composition result in a range of seven distinct room typologies. These typologies are crafted to align with and reflect the varied preferences and needs of different user types. This community is accommodated in 350 rooms that vary in size and amenities, providing captivating views and perspectives. Some rooms, provide a dual view, with the possibility of contemplating both the inner courtyard and the vibrant surroundings of Poblenou. Simultaneously, other rooms, varying in depth or width, open onto the serene inner courtyard. "There are no buildings of high environmental lacking collective value", JPAM points out, because "sustainability is achieved in an integrated way, from the social, energetic and environmental points of view, which means, for example, giving importance to meeting and relationship areas". In terms of building efficiency, the architectural firm's stance becomes more radical: they are committed to reducing material usage and to creating a durable building, Built to last. This building has the capacity to evolve over time, adjusting to changing needs. Additionally, it is constructed using low-maintenance materials that are characteristic of the environment and can be readily updated in terms of color and size. According to architects Jorge Perea, Amado Martín, and Samuel Llovet, "Durability, low maintenance, climatic conditions (with the ventilated façade), and good aging constitute the first measures of sustainability of the building's -made to last-." The essence of Vita 22@ lies in its ability to adapt to the environment, becoming part of it by using local materials and construction techniques. This approach is driven by the aim of achieving durability and stability in a project that serves a dynamic and fluctuating community of future professionals and foster the cohesion and organic development of the 22@ neighbourhood.

El estudio de arquitectura y urbanismo JPAM, formado por Jorge Perea, Amado Martín y Samuel Llovet, presenta su último proyecto en el área metropolitana de Barcelona. Se trata de la nueva residencia de estudiantes Vita en Poblenou, una gran residencia universitaria ubicada en el distrito del 22@ que se integra en el patrimonio fabril del entorno para convertirse en un “clásico instantáneo”, como lo definen los mismos arquitectos. 

El edificio de 13.500 m 2 que se compone por un bloque horizontal de seis plantas y una torre de 13 plantas en la esquina entre la avenida Meridiana, y la calle Sancho de Ávila, se distingue por vincularse directamente con la trama urbana circundante, en contraste al hermetismo de otros edificios contemporáneos. La voluntad del proyecto de integrarse a pleno título en el contexto urbano se manifiesta en una fachada rugosa y vibrante. L as ventanas, al abrirse, facilitan vistas panorámicas hacia la ciudad y s u diseño evoca elementos de las antiguas fábricas del barrio que, por la gran concentración industrial a finales del siglo XIX, se conocía como el Manchester catalán Por un lado, se genera un patrón repetido en la disposición de las ventanas al evocar el ritmo de los elementos fabriles de origen inglés tal como en Ca l’Aranyó y, por otro lado, se adopta y adapta el uso de materiales tradicionales como el ladrillo de arcilla. La entrada al complejo, marcada por un gran porche con marquesina roja, se sitúa en el chaflán de la avenida Meridiana y se configura como un espacio transparente que articula visualmente los ambientes comunes —como la recepción, los espacios de estudio y las salas de eventos; las zonas de descanso y estancia, la cafetería y la lavandería—. De esta manera, gracias al flujo de personas en la planta baja se crea un ambiente de “reciprocidad de miradas entre usuarios y paseantes”, como destacan desde el estudio JPAM. Aquí, este juego de conexiones entre lo urbano y lo residencial, lo público y lo privado, lo exterior y lo interior, se enfatiza con el vínculo estrecho entre el patio interior arbolado y la fachada urbana. Esta condición que permite una distribución estratégica de las actividades de acuerdo a su uso: las áreas privadas se ubican en relación de proximidad con el jardín, mientras que los espacios de estudio y encuentro se localizan entre fachadas con vanos que permiten disfrutar de las vistas en ambos frentes.

El proyecto busca graduar la privacidad de las actividades a medida que crece en altura, mientras el patio en planta baja se abre tanto a visitantes como a la comunidad universitaria, las amenidades, como el jardín con piscina ubicado en la planta 6 del bloque horizontal, están reservadas exclusivamente para el uso de los residentes. Uno de los principales retos del proyecto es dar espacio y cabida a los distintos modos de habitar de estudiantes cosmopolitas que deben convivir durante estancias fluctuantes La repetición serial de la fachada y la composición del edificio en dos bloques permiten crear una variedad de hasta siete distintas tipologías de habit ación que responden y expresan, también, a sus diferentes tipos de usuarios. Esta comunidad se acomoda en 350 habitaciones que varían en tamaños y servicios y comparten visuales y perspectivas que cautivan En ciertos dormitorios, se disfruta de una doble vista, con la posibilidad de contemplar tanto el patio interior como el vibrante entorno del Poblenou. Al mismo tiempo, otras habitaciones que varí an en profundidad o anchura se abren hacia el sereno patio interior. “No hay edificios de alto valor ambie ntal con poco valor colectivo”, remarcan desde JPAM, porque la sostenibilidad se alcanza de manera integrada, desde lo social, lo energético y lo ambiental, lo que conlleva, por ejemplo, brindar importancia a los ámbitos de encuentro y relación” En relación con la eficiencia del edificio, la postura del estudio de arquitectura se hace más radical: apuestan por reducir el gasto en materiales y por crear un edificio durable, Built to last que sea capaz de adaptarse a diversos usos con el paso del tiempo. VITA 22@ se ha construido empleando materiales de bajo mantenimiento que se integran fácilmente al entorno y que permiten cambios y actualizaciones de piezas de manera eficiente. Así que la “ bajo mantenimiento, condiciones climáticas (con la fachada ventilada) y buen envejecimiento son las primeras medidas de sostenibilidad del edificio hecho para durar explican los arquitectos Jorge Perea, Amado Martín y Samuel Llovet. La esencia de Vita Student Poblenou radica en su capacidad para adaptarse al entorno, al relacionarse directamente con la trama urbana y el entorno industrial del barrio. En un proyecto destinado a servir a una comunidad dinámica y fluctuante de futuros profesionales, VITA22@ establece un vínculo sólido entre la nueva comunidad estudiantil y el histórico Poblenou fomentando la cohesión y el desa rrollo orgánico del barrio 22@.
