We are faced with the typical block typology of the Salamanca neighborhood, with the particularity that in this case a patio perforates it longitudinally and serves as a separation between the different buildings that make it up.
The apartment to be intervened is located on the top floor of one of the buildings on the corner of the street and the patio.


The project was designed and built in 1975 by Luis Gutiérrez Soto, who exceptionally resolved the different homes, achieving a large front of windows facing the outside and a quasi-square floor plan, which allows a great variety of distribution possibilities.


The needs required by its new owners include 3 double bedrooms with en-suite bathrooms, a television room with the option of occasionally converting into a bedroom, a shower room, a kitchen connected to the service quarters and a living-dining room.


The spaces are organized through a large hall that connects them to each other,
as follows:
The living-dining room around the balcony, in the corner of the building, is fed by the light it receives almost all day long, due to the privileged South-East orientation of the house. The bedrooms on both sides of the living room occupy the rest of the windows that face the outside. The kitchen and the service bedroom are the only two windows that face the interior.
Between the common areas and the access to the bedrooms, a type of distributor is generated that allows the transition from public-private spaces to be carried out in a more gradual way. With this approach it is possible to use the minimum surface area in circulations, such as hallways, which in a large apartment like this would mean great waste.


The materiality of the project aims to enhance the traditional environments of residential buildings in Madrid, using oak wood or marble, and at the same time adapt to contemporary styles, trends and ways of living.
