Located in Barcelona's Eixample neighbourhood, the refurbishment project transforms an old factory into diaphanous office spaces, adapting the building to the highest standards of comfort, aesthetics, functionality and energy efficiency.

Built in 1850, the 21x21m block stands as a testament to the industrial architecture of its time, representing a protected heritage example.

The design process began with a meticulous exploration of which building elements should be preserved and restored, carefully peeling away layers accumulated from decades of renovations. This approach allowed the essence of the building's character to emerge, highlighting its original structure.

The new additions not only respect the existing, but also stand in contrast to it, creating a clear distinction between the old and the new. An example of this strategy are the brick walls and wooden beams, which have been reinforced structurally with steel additions painted dark grey. Materials with neutral chromatic tones have been utilized in the meeting rooms, preserving the prominence of the original features.
The rhythm of the structure and windows of the existing building is emphasized by the transversal insertion of the technical lighting and installations. Through the superimposition of layers with different yet harmonic aesthetics, users can literally read the history between the lines formed on the ceiling.

Owing to the nature of the collaborative and flexible work of the client, the design brief called for flexible spaces that can transform to accommodate various scenarios.
A series of movable panels and curtains allow for the free configuration of a 250m2 multipurpose event space on the ground floor. The central area of this space features a retractable projection surface, enabling its transformation into a screening room.

The existing staircase acts as a connecting thread, linking the upper co-working floors with the ground floor area, which comprises the kitchen facilities, reception area, and garden. The meticulous restoration of the façades unveils the minimalist polychromatic beauty of the original stucco.

The renovation has transformed the old factory into a highly energy-efficient building, achieving the highest energy efficiency rating, an A rating. In order to further improve its efficiency, 32 photovoltaic panels have been installed, which cover a significant portion of the building's energy expenses.

This transformative refurbishment project not only revitalizes a historic building but also celebrates the dynamic interplay between past and present, harmoniously weaving together architectural heritage and contemporary design.

The Fundació Bofill is a nonprofit organization based in Catalonia created in 1969. Its goal is to promote the betterment of society through the promotion of new ideas and solutions to pressing social challenges.

Ubicado en el barrio del Eixample de Barcelona, el proyecto de rehabilitación transforma un antiguo edificio industrial en espacios de oficina diáfanos adecuando la edificación a los más altos estándares de comodidad, estética, funcionalidad y eficiencia energética.
Para GCA Architects, proyectos como este representan oportunidades para revelar las capas de historia que se encuentran acumuladas en la ciudad.
Construido en 1850, este bloque de 21x21 metros es un testimonio de la arquitectura industrial de la época y se considera un ejemplo de patrimonio protegido.
El proceso de diseño comenzó con una exploración meticulosa para determinar qué elementos del edificio debían preservarse y restaurarse, removiendo cuidadosamente las capas acumuladas durante décadas de renovaciones. Este enfoque permitió que la verdadera esencia del edificio emergiera, resaltando su estructura original.
Cualquier nuevo elemento no solo respeta lo existente, sino que también contrasta con ello, creando una clara distinción entre lo antiguo y lo nuevo. Ejemplo de esta estrategia son los muros de ladrillo y las vigas de madera, reforzados estructuralmente con adiciones de acero pintadas de gris oscuro. En las salas de reuniones se han utilizado materiales con tonos cromáticos neutros, preservando el protagonismo de los elementos originales.
El ritmo de la estructura y las ventanas del edificio existente se resaltan mediante la ordenada inserción transversal de la iluminación técnica y de las instalaciones. A través de la superposición de elementos con estéticas diferentes pero armónicas, los usuarios pueden literalmente leer la historia entre las líneas geométricas que se forman en el techo.
Debido a la naturaleza colaborativa y divulgativa de la actividad del cliente, el objetivo del proyecto era crear espacios flexibles capaces de adaptarse a diversos escenarios. Una serie de paneles móviles y cortinas permiten la configuración libre de un espacio multifuncional de eventos de 250 metros cuadrados en la planta baja. El área central de este espacio cuenta con una superficie de proyección retráctil, lo que permite su transformación en una sala de proyección.
La escalera existente sirve como un elemento unificador, conectando los pisos superiores de coworking con el área de planta baja que incluye las instalaciones de cocina, el área de recepción y el jardín.
La meticulosa restauración de las fachadas, típicas de edificio industrial de la época, han revelado la belleza minimalista y policromática del estuco original.

La rehabilitación ha transformado la antigua fábrica en un edificio altamente eficiente desde el punto de vista energético, obteniendo la calificación más alta en eficiencia energética, la calificación A.
Con el objetivo de mejorar aún más su eficiencia, se han instalado 32 paneles fotovoltaicos que cubren una parte considerable de los gastos energéticos del edificio.

Este proyecto no solo revitaliza un edificio histórico, sino que también celebra la dinámica interacción entre el pasado y el presente, entrelazando armónicamente el patrimonio arquitectónico y el diseño contemporáneo.
