L’intervento architettonico dello studio Roselli Architetti Associati sulla struttura sanitaria del “Padiglione dell’Immacolata - Cottolengo” ha come obiettivo la trasformazione di essa in residenza per studenti e foresteria. L’edificio di sei piani con un totale di 120 camere si trova a Roma nelle vicinanze della Città del Vaticano.

Camplus San Pietro permette agli studenti di vivere in simbiosi con la natura ed il contesto urbano. La natura diventa parte del concetto di disegno di interni grazie alle ampie aperture sulla facciata che a sua volta permettono l’osservazione del verde intorno all’edificio da ogni punto dell’edificio. Le aree comuni nei piani bassi si collegano perfettamente alle aree esterne che fanno parte del nuovo concetto paesaggistico del progetto. La facciata verde, grande protagonista all’esterno con la sua natura cangiante, contribuisce alla sostenibilità dell’edificio insieme ad altre scelte progettuali, come per esempio, l’implementazione di sistemi di supervisione che permettono la rilevazione della presenza di persone ed il flusso luminoso, pannelli fotovoltaici ed efficienti sistemi di riscaldamento e condizionamento.

Il nuovo progetto paesaggistico prevede l’incremento delle superfici permeabili intorno all’edificio, la messa a dimora di più di 100 nuovi alberi e l’inserimento di giardini di pioggia usati per controllare il processo d’infiltrazione dell’acqua piovana. Grazie a tutto questo, il progetto ha ricevuto una menzione speciale nella categoria “High-Tech City Landscape” del ECOtechGREEN Award 2022, in particolare per il ruolo che ha giocato la sostenibilità nella progettazione e la qualità architettonica che ha permesso il raggiungimento degli obiettivi.

La storia dell’edificio insieme agli interventi di adeguamento sismico e consolidamento strutturale, hanno contribuito allo stile brutalista dell’edificio. In linea con questo stile gli impianti sono stati lasciati a vista o schermati da controsoffitti permeabili in grigliato Keller, lamiera stirata o doghe metalliche; sono stati usati eleganti panelli riscaldanti a parete; ed è stato lasciato con la sua finitura naturale il bancone reception in calcestruzzo armato, che sembra di sfidare la forza della gravità. Sebbene si tratti di una architettura brutalista, che per principio impiega una minor quantità di materiali contribuendo ulteriormente alla sostenibilità del progetto, l’atmosfera all’interno dell’edificio non è mai travolgente; grazie alla contrapposizione con elementi architettonici di una natura quasi scultoria, come quella della scala principale o la stilizzata struttura in profili metallici quadrati delle camere dove sono stati inseriti elementi d’arredo. Un ulteriore fattore, che ha apportato all’atmosfera accogliente degli spazi interni, sono i soffitti alti, che hanno permesso la progettazione di un ambiente soppalcato che divide chiaramente la zona giorno dalla zona notte nelle camere.

This project completed by Roselli Architetti Associati is a refurbishment of a former health facility that has been transformed it into a student residence that could eventually be run also as a Budget Hotel, in the dynamic city of Rome.

Located next to the Vatican City, the six-storey building that host 120 guest rooms, allows the student to live in symbiosis with nature and its urban context. Nature becomes part of the interior design concept thanks to the wide openings in the façade allowing the observation of the vivid and lush surroundings from any room inside the building. The outdoor areas, part of the new landscape concept, seem to be seamlessly incorporated into the common areas of the lower floors. The living façade, the main protagonists from the exterior, changes according to the season and contributes to the sustainability of the building. The implementation of light level sensors, motions sensors, the most flexible and energy efficient heating and cooling system, eco-friendly water heaters and photovoltaic panels among others, contributed also to the sustainability of the building.

The new landscape project foresaw the increase of permeable surface area around the building, the planting of over 100 new trees and the use of rain gardens in order to increase the rain runoff reabsorption of the soil. The architectural quality and the sustainability objectives were achieved in this project with such grace, that Camplus San Pietro received an honorable mention in the “High- Tech City Landscape” category of the ECOtechGREEN Award 2022.

On the other hand, the brutalist style of the building, due to its history and seismic retrofitting, open the path to other design choices in that same minimal and functional line. All over the building the mechanical services were left visible or covered partly by metal mesh panels and in addition elegant heating and cooling elements were fixed on the walls. In the case of the receptions area, the reinforced concrete reception desk, that seems to challenge gravity, maintained its rough look. This bold brutalist style, apart from adding also to the sustainability concept of the building by reducing the amount of materials used in the refurbishment, is however not overwhelming thanks to the juxtaposition with sculpture like architectural elements such as the main staircase or the slim structures that host the furniture pieces in the guestrooms. Another important factor that contributed to the inviting atmosphere of the project were the high ceilings of the building that at the same time allowed the use of this particular metal structures with embedded furniture pieces that divide the room in clear nighttime and daytime areas and create a loft feeling.
