The Project territory comprising 493 000 sq.m.  is located on the premises of Chateau Mukhrani. To the northwest, it is bordered by the historic site of Dzalisi, while to the west, open arable fields and vineyards prevail. The area, mostly characterized by flat terrain, previously served as a farmable land. 


The idea behind Chateau Mukhrani Settlement development is to create a commercially viable yet active cultural, recreational, and sports complex. Mua has envisioned a multi-functional space where like-minded people engage in various dynamic activities like horsemanship, winemaking, harvesting, and agricultural development. We have conceived a  "Community Club" in the area to facilitate different cultural and social activities, reinforce the relationships between the residents, and allow them to be involved in community management and development processes, promoting a healthy and inspiring lifestyle.  


The settlement plan is rectangular, following the natural patterns of the landscape. The territory is made up of three Villas that differ structurally, yet the principle of openness is maintained throughout. The architecture is characterized by the use of vernacular materials: local baked brick and wood. The configuration replicates traditional, local architectural forms, using slanted roofs and rectangular layouts. Lack of fences and artificial boundaries further encourage interaction and communication between residents. The hotel covering 11,200 sq.m. is slightly detached from the residential area and comprises 120 standard rooms overlooking refined Chateau Mukhrani vineyards.  


Mua's principal goal was to define the character and program of the space that would be inviting, accessible, and bring added value to its guests and residents. the Team has developed an overall urban and architectural plan for the whole territory that brings together different structural typologies - residential spaces, hotel, recreational areas, sports facilities, wine club, wine cellar, cinema, and agricultural lands. The buildings' architecture is characterized by outspoken modernism, yet elements and materials of vernacular architecture are noticeable.
