The project starts from the reform of an old carpentry between party walls in the area of small industrialists of the city of Manacor.


The original building had two bays and was built with a block of "marés" stone typical of the island with a reinforced concrete beam of great edge between them, which generated a large diaphanous space inside.  The use of this space was the origin of the project. In addition, we wanted to maintain the industrial character of the space. To do this, most of the materials of the work were left seen.


The plot has access from a square and from a street on the opposite side with a north south orientation. The house is located in the access part from the square, while in the part of the plot with access from the opposite street has an access for vehicles and a small warehouse. In the center there is a patio with garden and swimming pool.


The house has two floors and has access to the flat roof of the building.


On the ground floor there is a day area with a dining room kitchen that unifies almost the entire space of the old carpentry. In the center, a bathroom in the form of a box distributes the space separating the entrance from the rest and giving access to a study.  The kitchen has a small pantry at the back and the living room is centered on a wood burning fireplace. Outside a pergola covered with reed occupies the entire façade of the building.


On the first floor there are three double bedrooms, two bathrooms and a laundry, which allows less movement of clothes inside the house.


Of the original materials were preserved seen on the ground floor the two blocks of “mares” that support the central beam that has also remained visible. The slab of concrete beams and vaults of the ceiling was also maintained by simply painting it. In addition, the new ceramic brick walls of the party walls that had to be raised for the new structure of the first floor were also left uncoated giving a special texture in these points. The structure of the brick walls was combined with one of tubular and shaped metal pillars that give lightness and are in tune with the rest of the building, since it has also been left visible. The floor is made of polished mass concrete.


On the upper floor, the metal structure becomes more present and supports the collaborative plate slab of the ceiling. Oak wood has been introduced in cabinets and doors to give warmth to the environment. The floor is also made of polished mass concrete enhancing the rest of the materials of the house.


The exterior carpentry of the main façade is made of iron following the patterns of the small industries in the area with square formats forming different holes. On the ground floor, "listral" glass has been used to prevent the view from the outside but facilitate the maximum entry of light. The entrance door is made of iron sheet. On the façade of the courtyard aluminum carpentry has been used with sliding blinds of horizontal slats of the same material.


On both facades, an exterior insulation with raw mortar cladding was placed, leaving views of the horizontal metal beams of the structure.


The pool is finished with concrete mortar.


The house has the south orientation towards the patio, allowing the sunlight of the main rooms in winter and protecting itself from it in summer with the blinds and the pergola. The garden, together with the trees (one of them deciduous) and the pool allow the adaptation to the climate.


The heating system is underfloor heating with aerothermal system and support of solar panels. In addition, the house has cross ventilation and the possibility of placing fans throughout the house.
