1.THE COMPLEX

Our project of extension and renovation of the existing hotel complex"Borgo Paraelios" aims to complement perfectly with both the existing buildings and the landscape, in order to have the least possible impact on the territory and to endorse some naturalistic scenarios, ensuring a thermal resort experience fully integrated with nature.

The main building is set back from the public entrance road, gaining in this way a better exposure and overview on the landscape.

A careful choice of cladding materials -reminiscent of earth and rock gradient- the setting of buildings along the slope and the use of garden greenroofs are the elements contributing to a better integration of the builging in the context.

The guiding thread of the project is water, which from the welcome area accompanies visitors inside the thermal complex, up to the new hotel buildings.

The welcome area, together with the reception building, which can be reached by a large pedestrian ramp, are located at a higher point than the thermal building and the existing buildings, offering an exclusive visual experience. 

2. WELCOME AREA

The welcome area consists of a panoramic terrace, an external food court (which is also the support point for the roof) and the circular reception building.
The reception building, with its lounge area, bar, toilets and administrative areas, represents both a link with the existing building and its functions (restaurant, fitness area, hotel), and the proper distribution hub for  all the functions of the thermal complex: the conference room, the thermal baths, the hotel, the cafeteria and leisure area with its services.

3. THE ROOM SYSTEM

The ensable of the rooms is designed to guarantee the least visual impact from the landscape point of view while respecting the quantitative requirements of the call (100 rooms). We identify two macro settlement systems: The first one, more compact, consists of 25sqm and 30sqm small apartments in a single block placed transversely to the main entrance of the thermal park. The orientation of the building and its set-back position guarantees total privacy of the apartments which have a view towards the opposite direction from the park. The second system, more articulated and extensive, runs on two different levels, following the heights and connecting the whole complex with a circular pedestrian and vehicular path.

The housing typologies are designed in a way that they can be "overlapped" according to the size and variety of additional services offered. In fact, even in this case the water is the leading element of a landscape that, though man-made, respects the natural vocation of these places giving to the user peace, tranquillity and wellness.

Large bodies of water embrace the rooms on the basement floor slightly invading them, thus also bringing the main element of the project back to the single room. All the rooms located on the upper level have a small private pool. The suites are obtained by merging the two rooms on the upper level obtaining a division between day and night area and a private swimming pool in the middle.

The warm color gradient of the surrounding nature inundates the rooms and their materials: wooden boiseries and pigmented plaster frame large windows which enhance the relationship with the landscape.

Green paths around the complex are at a lower level than the houses to ensure privacy. They articulate into a sequence of services, solarium, promenades and panoramic viewpoints.

4. THERMAL LANDSCAPE

The entrance to the thermal area is placed in direct connection with the block of the reception, preceded by a welcome area that connects at a same level the external part of the park, the rooms of the existing complex and the conference room.

The inner space is divided into three functional blocks: the first block is for services such as changing rooms, bathrooms, lounge area and showers; the second block consists of a turkish bath, two calidarium and a frigidarium; the thirs puts together the large indoor swimming pool -a circular swimming pool carved into the rock, a relaxation room and sensory showers.

All the spaces are arranged on a regular basis with the exception of frigidarium and calidarium, in order to avoid one-direction paths and to gain a proper access to each single service according to the needs of the user. 

The swimming pool is conceived as a unique element that starts from the beginning of the thermal path through a narrow and long line of water that directly dips into the large indoor swimming pool. The water path continues externally until it flows into the external system of infinity pools.

The external pools are designed according to the connection between the different heights thus giving the chance to enjoy the landscape from different points of view directly from inside the swimming pool. Following the morphology of the context, the path of the water crosses the thermal building creating a real waterfall that, from the highest point of the sensory showers, falls directly into the outdoor pool, meeting the sequence of pools at different heights. The thermal path continues in the nature in the form of sensorial paths that lead to the suites. The chosen material is colored osmotic cement which provides visual uniformity to the spaces and  guarantees a perfect coexistence between structure and water.

1. INTERVENTO

Il progetto di ampliamento e riqualificazione del complesso alberghiero Borgo Paraelios ha come obiettivo, quello di integrarsi perfettamente sia con gli edifici preesistenti che con il paesaggio, in modo da creare il minor impatto possibile sul territorio e privilegiare alcuni scenari naturalistici, garantendo un’esperienza termale e di villeggiatura completamente integrata con la natura.

L’edificio principale è infatti disposto in posizione arretrata rispetto alla strada comunale di ingresso, in virtù di una migliore esposizione e affaccio sul paesaggio.

Ad una maggiore integrazione dell’edificio contribuiscono: un’accurata scelta dei materiali di rivestimento che ricordano i toni della terra e della roccia, l’innesto degli edifici lungo il declivio con una bassa quantità di vegetazione esistente estirpata e l’utilizzo di tetti giardino che collaborano all’efficientamento energetico degli edifici.

Filo conduttore del progetto è l’acqua, che fin dall’accoglienza accompagna il visitatore all’interno del parco termale, per ritrovarsi attorno e all’interno dei nuovi edifici alberghieri.

2. AREA WELCOME

L’area di accoglienza, insieme all’edificio della reception, raggiungibili attraverso una grande rampa pedonale di ingresso, sono collocati ad una quota superiore rispetto all’edificio termale e alle preesistenze, offrendo un’esperienza visiva esclusiva.

L’area welcome è così costituita da una terrazza panoramica sovrastata da una copertura a verde, un punto ristoro esterno che costituisce il volume di sostegno alla copertura e l’edificio circolare della reception.

Quest’ultimo, con la sua area lounge, il bar, i servizi igienici e i locali amministrativi, oltre che costituire il punto di connessione con l’edificio preesistente e le attività da esso ospitate (ristorante, area fitness, albergo), rappresenta il vero punto di snodo e distribuzione di tutte le funzioni del complesso termale ossia la sala conferenze, le terme, l’albergo, i punti ristoro e svago, e i servizi.

3. ALBERGO

Il sistema delle camere è pensato per garantire paesaggisticamente il minor impatto visivo pur rispettando le richieste quantitative del bando di 100 camere, attraverso l’individuazione di due macro sistemi insediativi. Il primo, più compatto, è composto da alloggi da 25mq e 30mq inseriti in un unico blocco posto trasversalmente rispetto all’ ingresso principale del parco termale. L’orientamento dell’edificio garantisce totale privacy degli appartamenti grazie all’arretramento rispetto la strada e all’affaccio in direzione opposta rispetto al parco, direttamente sulla vallata ad ovest. Il fronte retrostante, tramite ballatoio esterno, collega l’edificio ai percorsi naturalistici posti sul crinale sovrastante il parco termale. Il secondo sistema, più articolato ed esteso, si snoda su due differenti livelli assecondando le quote e collegando tutto il complesso secondo un sistema pedonale e carrabile circolare. Le tipologie abitative sono progettate in modo da poter essere “sovrapposte” a seconda della metratura e della varietà di servizi aggiuntivi offerti. Infatti anche in questo caso l’acqua è protagonista di un paesaggio che, anche se antropizzato, rispetta la vocazione naturale di questi luoghi assicurando al fruitore pace, tranquillità e benessere. Grandi specchi d’acqua abbracciano le camere al piano basamentale invadendole in piccole porzioni, riportando così anche nella singola camera l’elemento principe del progetto. Tutte le camere poste al livello superiore, hanno a disposizione una piccola vasca privata ricavata specularmente rispetto ai servizi sottostanti. Le suites si ottengono grazie alla fusione delle due camere al livello superiore ricavando rispettivamente: zona giorno - notte e piscina privata scoperta nel centro. Per i rivestimenti interni delle camere si riprendono i toni caldi della natura circostante: boiserie in legno e intonaci pigmentati incorniciano ampie vetrate per massimizzare il rapporto con i paesaggio. I percorsi verdi a contorno del complesso si innestano ad una quota ribassata rispetto alle case per garantire maggiore privacy e si articolano in una successione di spazi attrezzati, solarium, passeggiate e mirador panoramici. Il sistema di risalita è garantito da 4 vani ascensori posti strategicamente sul crinale in modo da ottimizzare le distanze. 

4. PARCO TERMALE

Il complesso termale si articola longitudinalmente seguendo l’estensione della terrazza di ingresso posta al piano superiore. L’ingresso è posto in diretto collegamento con il blocco distributivo della reception, preceduto da un’area accoglienza che permette di raggiungere dallo stesso livello, la parte esterna del parco, le camere del complesso esistente e la sala conferenze. Gli ambienti interni sono tripartiti in macrogruppi funzionali. Il primo comprende i servizi: spogliatoi, bagni, area lounge e docce; il secondo: bagno turco, due calidarium e un frigidarium; il terzo è definito dalla grande piscina interna coperta, una piscina circolare ricavata da uno scavo nella terra a confine, sala riposo e docce sensoriali. Tutti gli ambienti sono disposti secondo una scansione regolare ad eccezione di frigidarium e calidarium in modo da evitare la monodirezionalità dei percorsi e garantire la possibilità di accesso ad ogni singolo servizio secondo le necessità del fruitore. La piscina è concepita come un unico elemento che comincia a svilupparsi sin dal principio del percorso termale attraverso una lingua stretta e lunga di acqua che si congiunge direttamente alla grande piscina interna. Il percorso dell’acqua, con soluzione di continuità, prosegue esternamente in un primo ambiente perimetrato solo sui lati da setti rialzati rispetto al livello piscina per poi confluire nel sistema esterno di infinity pools. Le vasche esterne sono progettate in funzione del raccordo tra le diverse quote dando cosi la possibilità di godere del panorama da differenti punti di vista direttamente dall’interno piscina. L’alternarsi di percorsi caldi e freddi, interni ed esterni permette la destagionalizzazione dell’esperienza termale offerta. Le richieste metriche di superficie balneabile sono rispettate dimensionalmente e implementate visivamente con l’ausilio di specchi d’acqua. Assecondando la morfologia del contesto, il percorso dell’acqua interseca l’edificio termale creando una vera e propria cascata che, dalla quota più alta delle docce sensoriali cade direttamente nella piscina scoperta inondando le successive vasche alle diverse quote. Il percorso termale prosegue nella natura attraverso dei percorsi sensoriali che si ricongiungono alle suites. Matericamente è stato scelto il cemento osmotico colorato che, oltre a conferire uniformità visiva a tutti gli ambienti, garantisce una perfetta convivenza tra struttura e acqua.
