This project is an apartment renovation located on one of the highest streets in the west of São Paulo.


The building, a building from the late 1970s, had many constructive and spatial qualities - open plan, generous spaces and large opening windows, but the cladding and overall design of the plan seemed, in the eyes of the architect and the owner, very plastered. .


1. View


The height of the building's location guaranteed a very impressive panoramic view, which allows residents to observe distant areas such as the Jaguaré district and the University City. The renovation project sought to work this quality of the property, opening, whenever possible, walls and interconnecting the environments.


2. Areas of service


The apartments built by the real estate market in the mid-1970s were a standard plan that guaranteed large areas of service, and always very well demarcated. These areas in the apartment, consisting of a small maid's room, a bathroom, a laundry area and a large kitchen, took up almost 1/4 of the property. A first idea was to transform the spatial characteristics of these areas, making them smaller or more connected to the social space of the apartment.


3. Materiality


Very simple, low unit cost materials were used. This decision, made with the client, caused us to greatly reduce the final cost of the work without, however, having poor quality in design or execution.


4. Dynamics


The new floor plan connects the kitchen with the living room, transforms the maid's room into an office, and removes unnecessary doors and walls. Existing indispensable doors have been replaced by tempered glass sheet metal doors - a solution that ensures greater visual range and better spatial dynamics.


It was decided to use the same flooring for the bathrooms, corridor, living room, kitchen, office and service area. This decision made the apartment more dynamic, considering that there are no divisions between these areas that appear to be more connected here.
