34 rue Roger Salengro is situated in the heart of City of Bondy, nearby the city hall, and has numerous advantages concerning transportation and commercial areas.


Bondy Habitat, the main social housing developer in the city, has requalified an industrial wasteland situated in Bondy’s downtown. Today it has become a 21housing units building that replaces the former printing press.


During the conception phase, several meetings between architects and local residents took place; this social process led to a project that covers not only the mandatory urban rules, but also the neighbor’s particular demands.


 The site of 1013 m² presents only a 9.5m front façade towards the street and the occupation of the building is 49 % of the site plan. One main focus was finding the volumetric solution adapted to the existing buildings on each side of the construction lot, respectively a 10 floor et a 4 floor.


 


The main architectural challenge was to achieve to create a harmonious urban fabric in this site comprised between an existing heterogeneous urban fabric. This project offers the best solution for this site in adapting its volume with the existing adjacent built areas.


 The outcome is a fractioned volumetric composition, sliding between the existing buildings and embracing the form of the urban fabric. This generates one harmonious transition in both the footprint of the project as in the skyline between the new building and the surroundings.


 Facing one of the main streets of Bondy’s city center, the main facade receives a discrete and refined treatment. The large frames which incorporate the white sliding shutters of the windows confer a certain scale and a singular expression to these architectural elements.


With its iridescent colored powder coated metal cassettes, the main façade is set to produce a dynamic and animated effect. Facing the courtyard areas, the design of the building is also discreet and efficient, giving pride of place to loggias oriented West in the garden.


For the intense usage of the resident’s passage, the ground floor of the building is protected by a dark brown terracotta-tiles coating.


The residential building has two entrance halls that lead to the volumes of the housing units, each one provided with 2 or 3 apartments every floor.
