Sheltered by the flanks of Lion’s Head, and enjoying sweeping views over the Atlantic Ocean, Camps Bay and the Twelve Apostles, this home boasts one of the most exclusive addresses in the country.


Close collaboration between the developer and architect was necessary to balance the economic constraints of a "speculative" development with the expectations of the sector of the market to which it was being offered. Little expense was spared in delivering a high-end product.


The design challenge was to create a home that would appeal to a wide spectrum of potential purchasers yet be unique enough to feel bespoke.


Through the restrained use of superlative materials and the inclusion of every expected component, including home automation and security, this 1 200 square-metre house does all that is required to retain its sculptural place among the homes alongside in one of South Africa’s most exclusive residential areas.


(Clifton is home to some of the most luxurious homes in the country. Regularly described as the most expensive suburb in South Africa and the southern hemisphere’s own Côte d’Azur, it’s a favourite among business leaders, celebrities and international jet-setters, sought after for its sweeping ocean views, cosmopolitan lifestyle and Blue Flag beachfront. Within the suburb, Nettleton Road is arguably the most exclusive address, and hugging the cliff-side below Nettleton Road is the only secure estate in Clifton, Nettleton Ridge.)


"House 3 has been designed by acclaimed Peerutin Architects, a firm responsible for some of Cape Town’s most recognisable buildings, including Wembley Square and the Queen Victoria Hotel. The practice is renowned for its ability to create homes that blend harmoniously into their environment, and has extensive experience using Clifton’s steep slopes as a frame for magnificent ocean views," said Basil Moraitis of the real estate agency tasked with taking the home to market. 


House 3 spans four levels, with the lower two storeys accommodating staff quarters, garaging for four vehicles, an entrance foyer and storage space. The upper levels “float” above this stone clad plinth and include the main accommodation and living areas of the home.


The home’s accommodation includes four bedroom suites, with the three family suites located on the top storey and a separate guest suite on the first floor offering privacy for visitors. The formal and informal living areas flow onto an expansive garden terrace with a level lawn and heated 25-metre infinity pool. Other features include a media room, sauna and steam room, Jacuzzi terrace and private gym, as well as a study, bar, sun deck, wine cellar and children’s playroom with its own private yard.
