This new housing building is located in a singular site near Collserola, where the small scall of the domestic nearby buildings is mixed with equipments of bigger entity, combining low urban density with exceptional views and orientation. In this sense, the proposal looks for an adequate implantation to the surroundings, trying to complement the domesticity of the residential single-family fabric with the bigger dimension and scale of other pieces nearby.

An L shaped building is proposed, aligned to the streets and open towards the best orientation and views, where most of the dwellings are looking south or southeast. There’s a main core with stairs and elevators, and a secondary evacuation stair, giving access to a total of 44 dwellings, two of them adapted.

The volume is compacted to the street, with a north façade where corridors with entrance to the apartments are places and an energetic filter is generated. On the other side, however, it is decomposed and escalated towards the interior of the lot, gathering south orientation and making the contact with the neighboring patios more domestic. The main access is located on an intermediate bound, approaching the building to Quatre Camins street, where most of the entries to the building will take place.

The adaptation to the topography allows for the creation of two big communal spaces, where elderly people will be able to enjoy open air activities. The first one, located on the first floor, is a terrace with direct relation to the garden, and the other, on the third floor, connects with the laundry and the roof, enjoying privileged views.

Every dwelling, with a surface of approximately 44 square meters, has a comfortable space that connects them with the exterior, ined to obtain a better protection against the wind and privacy from neighbors. Complementarily, the ceramic lattices and orientable shades work as temperature regulators and are a passive energy saving measure that increases user comfort.

Inner organization of the dwellings allows to easily organize the program and the circulations. The registration of service installations can be made from common spaces.

The dwellings are connected with the corridor with a translucent wall that gives light to the kitchen, and the upper part of the door allows to create crossed ventilation through non acclimatized corridors.

Generally, a minimal ecological footstep and low energetic demand, compact and properly insulated (ETIS) construction is proposed that aims to approach NZEB objective. The profit of solar radiation at good orientation and mechanical ventilation with heat recovery, following PassivHaus standars, allows an estimated decrease of total consume of a 75%, and an A energetic qualification.

Este nuevo edificio de viviendas está situado en un lugar singular cerca de Collserola, donde la pequeña escala de las edificaciones domésticas vecinas se mezcla con equipamientos docentes o asistenciales de mayor entidad, combinando una baja densidad urbana con unas vistas y orientación excepcionales. En este sentido, la propuesta busca una escala de implantación adecuada al entorno, intentando que un edificio de viviendas dotacionales como éste complemente la domesticidad del tejido residencial unifamiliar con la mayor dimensión y escala de otras piezas en su entorno.

Se plantea un edificio en forma de L alineado a las calles y abierto hacia la buena orientación y las vistas, donde la mayoría de las viviendas dan a sur o sudeste. Hay un núcleo principal de escalera y ascensores, y otra escala secundaria de evacuación, dando acceso a un total de cuarenta y cuatro viviendas, dos de ellas adaptadas.

La volumetría del edificio es compacta hacia la calle, con una fachada norte donde se disponen los pasillos de acceso a las viviendas y se genera un filtro energético. Al otro lado, en cambio, se descompone y se escalona hacia el interior del solar, acogiendo la orientación sur y haciendo más doméstico el contacto con los patios de las viviendas vecinas. El acceso principal se sitúa a una cota intermedia que acerca del edificio en la calle Quatre Camins, desde donde se producirán probablemente la mayor parte de los accesos.

La adaptación a la topografía permite la creación de dos grandes espacios comunitarios, donde la gente mayor podrá llevar a cabo actividades al aire libre. El primero, situado en planta primera, es una terraza con relación directa al espacio de jardín y el otro, en la planta tercera, conecta con la lavandería y la cubierta, disfrutando de unas vistas privilegiadas.

Todas las viviendas, con una superficie útil de unos cuarenta metros cuadrados, disponen de un espacio confortable que los relaciona con el exterior, adentrado para obtener una mejor protección frente al viento y privacidad respecto a los vecinos. Complementariamente, las celosías cerámicas y las persianas orientables funcionan como moduladores de la temperatura y son una medida pasiva de ahorro energético que incrementa el confort de los usuarios.

La organización interior de la vivienda permite ordenar fácilmente el programa y las circulaciones. El registro de las instalaciones se puede hacer desde los espacios comunes.

Las viviendas se relacionan con el corredor con un cierre translúcido que aporta iluminación en la cocina, y una partición sobre la puerta de entrada les permite crear ventilación cruzada a través de los pasillos no climatizados.

De manera general, se propone una construcción de mínima huella ecológica y de baja demanda energética, compacta y con un buen aislamiento térmico (sistema SATE), que pretende acercarse al objetivo NZEB. El aprovechamiento de la radiación solar en las buenas orientaciones y una ventilación mecánica con recuperación de calor, siguiendo los estándares Passivhaus, permite una reducción estimada del consumo total en un 75%, y una calificación energética A.
