ENG - Bought in September 2009, Dimora delle Balze is a nineteenth-century estate in which time doesn’t seem to have passed. The walls, the floors and the ceilings tell fascinating stories filled with a Mediterranean scent, eager to be listened to. As Mara Morrone writes in the book “Massa, massari e masserie siracusane”, the area on which the estate is built was named “Passo Latru” because of the several bandit gangs who forced the former owners to build walls and defensive embrasures, still recognizable today. The estate has a big quadrangular courtyard which, on its left side, is overlooked by the rooms formerly destined to the farmer’s dwelling, to the storage, and to the stables. In the right wing, instead, an ancient gate leads to the manor-house. The interior is composed of a large number of rooms, where there are authentic and suggestive Rinascimento frescoes, brought back to their original splendour. Last but not least, the Manor Garden, formerly enhanced by stone benches, today hosting the remains of the pre-existing classical columns and terraces, set up with armchairs and custom-made design objects. Through a preservative restoration characterised by a detailed research of unique objects, vintage and design elements, the fascination of the Mediterranean past is passed down, synthesis of the island’s invasions, harmoniously blending with the contemporary taste. The energy conveyed by the ancient frescoes, the original vaults, the traditional colours, maintained in the interior and in the exterior, creates a homey atmosphere which you wouldn’t ever want to get rid of. Here in the Estate you regenerate. The overflowing force of nature captivates all senses by offering unique colours, fragrances and flavours, nourishment for body and soul. The majestic green plants invade all the estate, which extends to about 27 hectares, cultivable for the most part and 100% Bio certified. Inside it and in the many adjoining areas, ancient caves can be seen. Many pieces of a unique story, our history, our roots. It is the attention to details that makes this place so magical; this is possible thanks to the cooperation of Elena Lops, the artist and designer Draga Obradovic, Stefano Guidotti, and Cristina Piccinelli. Following an accurate search, artists such as Valentine Herrenschmidt and Katrine Arens were chosen, as well as some of the most successful designers, among which Paola Navone. We chose furniture especially created by local craftsmen to communicate a sense of belonging. The lighting engineering part on the inside and the outside has been curated by Luca Turrini’s studio, with the production of Renzo Serafini. The magic released by this place makes it the ideal location not only for wedding ceremonies, but also for vernissages, photo exhibitions, fashion shows, events which could be hosted both indoor, in the halls of the manor building and outdoors, such as in the saltwater pool, the lounge or the lemon orchard. In addition, the vastness of the estate, along with the enchanting panorama, makes it the perfect place for stage events, photo shootings or movie sets.


First court
In the estate there are three courts, restored by keeping faith to the original architecture, as in the choice of the Modica stone flooring which calls to mind the character of the former manor farms. The cobblestone paving, the natural stone, the lime, the stone benches, each of these elements tell something about the history of this place, through indelible scars, legacy of a distant past. When you enter the estate you find yourself inside the first court, overlooked by 7 residences, each one with an adjacent terrace. Thanks to its quadrangular structure, it is ideal to host up to 150 people for a scenographic party.


Second court
The second court, situated in the current “Giardino d’ Inverno” (Winter Garden), hosts the Manger, where animals used to drink water. This space takes advantage of the ancient walls which surround it to recreate a relax area, where you can rediscover, through the live stones and the flaked walls, the flavour of rural life, thanks to the use of unique objects found in small Sicilian markets, adapted to the contemporary style. The Manger is overlooked by the room “EVA”, where the henhouse used to be. Furthermore, the court can host from 100 to 180 people during events such as a weddings or theme parties.


Third court
The third and last court represents the Manor Garden. The ancient columns of neoclassical taste are the peculiarity of this setting, together with the suggestive signs of time on the walls and the terraces, set up with armchair and custom-made design objects, in harmony with the location style. The garden overlooks the magnificent panorama created by the river Manghisi’s course, whose waters represented a great source of refreshment during the summer months. Here you can breathe the Mediterranean flavour, thanks to the specially selected plants and scents. Thanks to the surrounding walls, which create an intimate space, the Manor Garden is ideal to celebrate cosy events, and it has the possibility to host from 50 to 100 people.


Manor house and Salon
Walking through the Manor Garden, you can access directly the Manor House. In the common areas, the property wanted to create some recesses set up with ancient porcelains of Mediterranean taste and colour, all enriched with precious furnishings. As we move forward in the visit of the estate, we walk through three different salons, separated by arches made of original natural stones. While living the salons you can breathe a captivating and homey atmosphere, given by the furniture essentiality that, by maintaining the originality with precious fabrics such as velvet, the smooth lines, the chandeliers, and the pastel colours, conveys a sense of serenity. The floor’s light stone gently contrasts with the warm and homey light. Each salon was created to have an identity and a function on its own. The first salon, characterised by different shades of green, was designed to become the breakfast room. The second salon, defined as the reading salon, sees a predominance of shades of blue. The fireplace of this room was conceived and designed by us, with the aim of creating harmony with the rest of the room, keeping in mind its structural dimensions. The third and last salon is characterised by shades of pink. Through a preservative restoration the frescoes have been preserved and the room’s original colours have been maintained, by using a lime mixture to convey a sense of ancient elegance.


Manager
In the manger you can enjoy a tasty breakfast, indoor or outdoor, share moments of conviviality with the other commensals and let yourself be carried away by the energy released by this place. Formerly used as manger for the farmer’s animals, we tried to bring this place to a new life, by inserting elements with an evocative design, such as recovered terracotta, ceramic and glass vases with a Mediterranean taste.


The rooms
The Dimora is composed of 14 rooms of different sizes, from 25 to 40 square metres, each with different colours and designs, specifically designed for them. Each room has its own concept and a story to tell. The names chosen for the rooms refer to Sicilian works and artists, from cinema to art, from poetry to opera. In this way, the property wanted to pay homage to the extraordinary performers who made the name of this wonderful region great all over the world. As to the floors, handmade cementine from Morocco have been designed in different forms and Mediterranean colours, such as mid-blue grey and shades of green. Seven rooms are situated in the central court and each of them has a terrace, from which you can overlook the first court and you have the possibility to interact with the other guests, as if you were in an ancient village. Inside the Dimora we find two special rooms: one is situated in the manger, while the other is set on the little tower from which you can see Viale dei Carrubi, the valley and the swimming pool. In the manor house there are four rooms with original ceilings and elegant furniture, all of them with a beautiful view of the valley, while two of them have a private terrace, an intimate area with a view of the nearby wood. Inside these scenographic residences you can breathe the atmosphere of the local workshops and of the manufacturer productions of the place, combining elegance and welcome, giving a sense of belonging and family.


Outdoor
The fascinating and suggestive outdoor spaces of the Dimora are the swimming pool area, the lounge area and the lemon orchard. These places can host up to 300 people, and they have been designed to make the most of their natural architecture. In order to improve the guest’s experience, we chose to provide the swimming pool, designed for the estate by Piscine Castiglione, with salty water, to ensure a cosy sense of well-being on the skin. Adjacent to the swimming pool is the lemon orchard, where the guest finds himself surrounded by lemons and jasmines, feeling immersed in a magical atmosphere and fragrant scents. We made an accurate research and we chose some of the most famous design companies among which Kettal, Vincent Sheppard, Paola Lenti and Dedar.


 


 


ITA - Acquistata nel Settembre del 2009, Dimora delle Balze è una tenuta del 1800 in cui il tempo sembra non essere trascorso. Le mura, i pavimenti, i soffitti narrano storie ricche di fascino, profumate di mediterraneità, desiderose di essere ascoltate. Come scrive Mara Morrone nel libro “Massa, massari e masserie siracusane”, l’area su cui sorge la Dimora fu denominata “Passo Latru” a causa delle numerose bande di briganti che costrinsero gli allora proprietari a costruire mura e feritoie difensive riconoscibili ancora oggi. La tenuta presenta una grande corte quadrangolare dove, nella parte sinistra, si affacciano le stanze anticamente destinate all’abitazione del massaro, ai magazzini e alle stalle. Nell’ala destra invece, un antico cancello conduce all’abitazione padronale. Al suo interno, le numerose stanze di cui si compone, presentano ancora i suggestivi e autentici affreschi d’epoca risorgimentale riportati allo splendore originario. Infine il giardino padronale, anticamente impreziosito da panche di pietra, ospita oggi i resti delle colonne classiche pre-esistenti e terrazzamenti allestiti con poltrone e oggetti di design scelti su misura. Attraverso un restauro conservativo fatto di dettagliate ricerche di pezzi unici, elementi vintage e di design, si trasmette il fascino del passato mediterraneo, sintesi delle invasioni avvenute sull’isola, che armoniosamente si unisce al gusto contemporaneo. L’energia trasmessa dagli antichi affreschi, dalle volte originali, dai colori tradizionali, mantenuti negli interni e negli esterni, crea un’atmosfera familiare di cui non vorresti privarti mai. Qui nella Dimora ci si rigenera. La forza prorompente della natura coinvolge tutti i sensi offrendo colori, profumi e sapori
unici, nutrimento per il corpo e per lo spirito. Il verde delle piante, nella sua imponenza, invade tutta la tenuta, la cui estensione è di circa 27 ettari, la maggior parte dei quali coltivabili e certificati 100% bio. Al suo interno e nelle numerose aree limitrofe si scorge anche la presenza di antiche grotte. Tanti tasselli che compongono un’unica storia, quella di ognuno di noi, quella delle proprie radici. E’ lo studio dei dettagli che ne fa un posto magico, possibile grazie alla collaborazione tra Elena Lops, l’artista e designer Draga Obradovic, Stefano Guidotti e Cristina Picinelli. A seguito di un’accurata ricerca sono stati scelti artisti come Valentine Herrenschmidt e Katrine Arens, nonchè alcuni tra i designer più affermati fra cui Paola Navone. Si è voluto utilizzare arredi appositamente creati da artigiani del luogo per trasmettere un senso di appartenenza ad esso. La parte illuminotecnica degli interni e degli esterni è stata curata dallo studio di Luca Turrini con produzione di Renzo Serafini. La magia emanata da questo luogo, lo rende una location ideale non solo per cerimonie nuziali, ma anche per vernissage, mostre fotografiche, sfilate di moda, eventi che potrebbero essere ospitati sia nei saloni interni dell’edificio padronale sia negli spazi esterni come la piscina con acqua salata, la zona lounge oppure la limonaia. L’ampiezza della proprietà, unita all’incantevole panorama, inoltre, ne fanno un luogo perfetto per ospitare eventi scenografici, shooting fotografici oppure set cinematografici.


Prima corte
Nella tenuta vi sono tre corti, ristrutturate tenendo fede all’architettura originaria, come la scelta del pavimento in pietra di Modica che ricorda il carattere delle masserie di un tempo. Il ciottolato, le pietre a vista, la calce, le panchine in pietra, ogni elemento ci racconta un particolare della storia di questo luogo, attraverso cicatrici indelebili, eredità di un passato lontano. Entrando ci si ritrova all’interno della prima corte sulla quale si affacciano 7 residenze, ognuna di esse con un terrazzino adiacente. Grazie alla sua struttura quadrangolare è l’ideale per riunire fino a 150 persone per una festa scenografica.


Seconda corte_Il giardino d'inverno
La seconda corte, situata nell’attuale “Giardino d’inverno”, ospita al suo interno anche la Mangiatoia, luogo in cui si abbeveravano gli animali. Questo spazio sfrutta le antiche mura che lo avvolgono per ricreare una zona relax, dove riscoprire attraverso le pietre vive e le mura scrostate, il sapore della vita contadina, grazie all’utilizzo di oggetti unici ricercati nei piccoli mercati siciliani, adattati allo stile contemporaneo. Sulla mangiatoia si affaccia la camera “EVA”, dove vi si trovava anticamente il pollaio. Inoltre, la corte può ospitare durante un evento, come una festa a tema o una cerimonia nuziale, da 100 a 180 persone.


Terza corte_Il giardino padronale
La terza ed ultima corte, rappresenta il Giardino Padronale. Le antiche colonne di gusto classico costituiscono la peculiarità di questo ambiente, unitamente ai suggestivi segni del tempo sulle mura e ai terrazzamenti allestiti con poltrone e oggetti di design scelti su misura, in armonia con lo stile del luogo. Il giardino si affaccia sullo splendido panorama creato dal corso del fiume Manghisi, le cui vicine acque rappresentavano una preziosa fonte di refrigerio durante i mesi estivi. Qui si può respirare il sapore mediterraneo, grazie alla scelta delle piante e gli odori, appositamente selezionati per essa. Grazie alle mura di cinta, che creano un intimo spazio, il Giardino Padronale è l’ideale per celebrare eventi raccolti con la possibilità di ospitare da 50 a 100 persone.


Residenza padronale
Percorrendo il Giardino padronale si accede direttamente alla Residenza. La proprietà ha voluto realizzare nelle zone comuni alcune nicchie allestite con ceramiche antiche, di gusto e colori mediterranei, il tutto arricchito dalla presenza di preziosi complementi d’arredo. Spostandoci nella visita della Dimora, attraversiamo i tre differenti saloni, il cui passaggio è scandito da archi con pietre a vista originali.Vivendo i saloni si può respirare un’atmosfera avvolgente e familiare, data dall’essenzialità dell’arredo che pur mantenendo l’originalità nei tessuti preziosi come il velluto, le linee morbide, i lampadari e i colori tenui trasmettono un senso di serenità. La pietra chiara del pavimento si contrappone dolcemente alla luce calda e familiare. Ogni salone è stato realizzato con una propria identità e funzione. Il primo salone, caratterizzato dai toni del verde, è stato pensato per la zona colazione. Il secondo salone, definito il salone della lettura, presenta una predominanza dei toni dell’azzurro. Il camino che vi troviamo è stato da noi progettato e pensato con l’obbiettivo di armonizzarlo all’interno della stanza tenendo conto delle dimensioni strutturali. Il terzo ed ultimo salone, chiamato il salone del gioco, è caratterizzato dai toni del rosa. Si è svolto un processo di restauro conservativo al fine di preservare gli affreschi, mantenere i colori originali degli spazi, utilizzando miscele a calce per trasmettere un’antica eleganza.


Mangiatoia
La mangiatoia è lo spazio in cui assaporare gustose colazioni, all’interno o all’esterno, condividere momenti di convivialità con gli altri commensali, lasciandosi trasportare dall’energia emanata da questo luogo. Anticamente adibito a mangiatoia per gli animali del contadino, si è cercato di riportare a nuova vita questo spazio, inserendo elementi dal design evocativo come vasi recuperati in terracotta, ceramica e vetro dal gusto mediterraneo.


Le residenze
La Dimora è composta da 14 camere, dalle dimensioni che possono variare, dai 25 mq ai 40 mq, ognuna con disegni e colori differenti, progettati per quella particolare stanza, ognuna con un concept e una storia da raccontare. I nomi scelti per ogni stanza, fanno riferimento ad opere di artisti siciliani, spaziando dal cinema, all’arte, dalla poesia all’opera lirica. In tal modo, la proprietà ha voluto omaggiare gli straordinari interpreti che hanno reso grande il nome di questa splendida regione in tutto il Mondo. Per il pavimento sono state progettate, nella forma e nei colori, delle cementine fatte a mano, provenienti dal Marocco tenendo conto dei colori mediterranei, come il grigio-carta da zucchero e i toni del verde. Sette camere sono collocate nella corte centrale e ognuna di esse è dotata di un terrazzino, da cui si può godere la vista sulla prima corte, con la possibilità di interagire con gli altri ospiti della tenuta, come in un antico borgo. All’interno della Dimora troviamo due camere speciali, una situata nella mangiatoia e una posta sulla torretta da cui si gode della vista sul Viale dei Carrubi, sulla Valle e sulla Piscina. Nella zona padronale troviamo quattro stanze dai soffitti originali e l’arredamento ricercato, tutte hanno una magnifica vista sulla valle e due di esse presentano un terrazzo privato, una zona intima con vista sul bosco. All’interno di queste scenografiche residenze si può respirare il gusto artigiano delle botteghe locali e della produzione manifatturiera del luogo, che in un connubio di eleganza e accoglienza regalano un senso di appartenenza e familiarità.


Outdoor
Le affascinanti e suggestive zone esterne della Dimora sono costituite dalla zona piscina, zona lounge e la limonaia. Questi luoghi possono ospitare fino a 300 persone e sono stati progettati per sfruttare al meglio l’architettura naturale del luogo. Al fine di migliorare l’esperienza dell’ospite abbiamo scelto di dotare la piscina di acqua salata, per assicurare una confortevole sensazione di benessere sulla pelle, progettata per la tenuta da Piscine Castiglione. La Limonaia, invece, è un luogo adiacente alla piscina in cui l’ospite si ritrova circondato da limoni e gelsomini, sentendosi avvolto da un’atmosfera magica e profumi inebrianti. Un’accurata ricerca ha portato alla scelta di alcune fra le aziende di design più affermate fra cui Kettal, Vincent Sheppard, Paola Lenti e Dedar.
