The redevelopment of the former industrial port district of Puerto Madero, close to Buenos Aires’ financial centre, represents a dynamic meeting of civic space, the arts, commerce and community. Drawing the life of the city to the waterfront, the The Aleph – the final chapter of the Faena Arts and Technology District – combines new construction with the selective refurbishment of existing buildings to establish a sustainable mixed-use urban quarter with a wide range of social and cultural amenities. The first phase of the development comprises a nine-storey apartment building above a base of retail and enclosed by a landscaped rear garden. The apartments are designed to be bright and airy and use a warm palette of materials, with stone tiled bathrooms and flooring, bronzed windows and sun screens, wooden balustrades and fair-faced concrete vaulted ceilings. Inspired by the architectural and cultural legacy of the Belle Époque era, the apartments blur the boundaries between outdoor and indoor space to redefine urban living. Double-height patios are combined with split-level living spaces, and each apartment has vaulted ceilings and bronzed sliding windows to maximise natural ventilation. Through a combination of moveable sunscreens and projecting balconies, shade can be modified for both low and high sun angles, while ensuring privacy and drawing daylight into the living spaces and terraces. [IT] Un gruppo di edifici sorgerà all’interno del Faena Art District su un’area complessiva di 12.500 metri quadrati circa, nella zona dei docks. Obiettivo dell’intervento è portare la vita della città verso il waterfront, realizzando un nuovo quartiere urbano misto, con spazi residenziali, sociali e culturali. L’edificio principale si compone di “strisce residenziali” poste l’una di fronte all’altra attorno ad una ampia piazza coperta, cuore del nuovo quartiere urbano, che si affaccia da un lato sul molo portuale. Osservando la piazza dall’alto, si può notare la singolare forma del tetto, ottenuta dalla combinazione di due triangoli come in una enorme clessidra. Il percorso pedonale della piazza, che una copertura protegge dalla pioggia e dal sole, è animato da gallerie, negozi e caffetterie. Attraversato questo primo tratto, il visitatore è guidato verso il centro culturale, che trova spazio al livello sotterraneo. Ispirato all’architettura della Belle Époque, il complesso residenziale accoglie appartamenti spaziosi ed imponenti. Le facciate dell’edificio sono state concepite perché enfatizzassero il concetto di spazi residenziali all’aria aperta, pur garantendo un alto grado di protezione dagli agenti atmosferici attraverso pannelli che deflettono i raggi solari durante il periodo estivo e li attirano all’interno durante i mesi invernali.
