Apartment Refurbishment in Gran Via | Anna & Eugeni Bach

The project consists of a full refurbishment of an apartment in the Eixample district in Barcelona, ​​in a traditional building block from the early twentieth century.

The apartment, of about approximately 70 m2, originally had two rooms facing the façade, while the rest of the rooms were lit and ventilated via a wide inner patio. This arrangement generated a series of corridors and dark spaces that had little other function than connecting spaces.

The new configuration was conditioned by the customers’ wish to keep the two rooms at the façade as bedrooms, whilst a new living room, dining, kitchen and a study space would be organised in the rest of the house. Too many functions for such a short façade to the inner patio.

The solution we adopted retains the two bedrooms and creates an open space which accommodates all the functions. The generous height of the house allowed us to design the kitchen, almost like piece of furniture, in the back of the open space, generating a loft, the top which can be used as a study, or a guest room.

This solution had the advantage of allowing full use of the exceptional height of the appartment and providing the generous central space, which gives access to all the other rooms. The distinct kitchen resembling a piece of furniture, and the fact that it does not use all the height further emphasizes the idea of ​​a large open central space.

This very clear outline is adapted to the irregular boundaries of the appartment with the bathrooms and services. The original small toilet space in front of the entrance is kept, and, again, making use of the height, we modified the bathroom near the master bedroom. An elevated bathroom floor permits a storage space underneath. Additional space is gained by locating the bathtub under the shower, combining both functions in one space.

El proyecto consiste en la reforma integral de una vivienda del Ensanche de Barcelona, en una finca de principios del siglo XX de cuatro viviendas por rellano.

El piso a reformar, una vivienda de aproximadamente 70 m2, disponía de dos habitaciones con frente al patio de manzana, mientras que el resto de las estancias estaban iluminadas a través de un patio de luces generoso. Esta distribución generaba una serie de pasillos y espacios oscuros que no sólo restaban superfície a la vivienda sino que tenían poca calidad.

Por otra parte, el punto de partida de la nueva configuración estuvo determinado por una premisa por parte de los clientes; querían mantener las dos estancias de fachada como habitaciones, y conseguir un salón, comedor, cocina y un espacio de estudio en el resto de la vivienda. Un programa extenso para tan poca longitud de fachada en el patio.

La solución adoptada, conserva las dos habitaciones y genera un espacio abierto que da cabida a todas estas funciones. La gran altura libre de la vivienda permite disponer la cocina como si de un mueble más del salón se tratara, generando un altillo que puede utilizarse como estudio o como espacio para invitados.

Con esta solución, conseguimos sacar provecho de la inusual altura de la vivienda y dar un espacio central, holgado y generoso, que da acceso al resto de estancias. La condición de mueble de la cocina, y el hecho de que ésta no ocupa toda la altura, ayuda a enfatizar esta idea de espacio libre de gran dimensión.

Este esquema tan claro, acaba adaptándose a los límites irregulares de la vivienda a través de los baños y servicios. El aseo de cortesía existente frente a la entrada se reforma mínimamente, y modificamos el baño cerca de la habitación principal, de uso compartido, para aquí también sacar provecho de la holgada altura de la vivienda; unos escalones en el acceso a este baño permiten ganar un espacio de almacenamiento bajo el suelo así como disponer de bañera bajo la ducha, consiguiendo las dos funciones en un mismo espacio.
