The main idea of ​​the project is to transform a desolate industry land of the ZIM-factory in a modern comfortable residential area, with public urban entertainment, shopping, business center, and a remarkable strong sign on the Samaras Volga-coast. It is a mixed-use with residential block development outfitted with an inner private courtyard as a heart of a residential and commercial complex designed to be a resort where Samara citizens may find everything they need on site.


 


Residential development area in order to avoid noise discomfort was placed at a considerable distance from the Novo-Sadovaya street. Between this traffic line and residential quarters are placed communal areas, which will be located on the shopping center, business center, educational center, parking, as well as a community center with functions of management, cultural and community service, youth leisure, sports and health services. The educational centre including preschool institutions and schools, is placed out of inhabited groups, in immediate proximity from Volga region State college and the Samara Instrument-making technical school, forming an original educational campus.


 


An ensemble of business center with two skyscrapers and existing cultural and entertainment center "Star" creates a sort of  front gate  in " ZIM City " by the Novo-Sadovaya street. Along with the bordering public space of Novo-Sadovaya street, which connects with other quarters, a new and attractive coast edge arises. One of the goals of our project is to attract foot traffic to this recreation area. The design approach restructures the corridor into a node utilizing the landscape of streets—landscape architecture, ecological engineering, public space configurations, frontage systems and other townscape elements. Visually this alley completes high-rise building of the hotel  "Snow Crystal". The buildings on the coast imitate the waveform and refer to the Volga River and the mountains in the background establishing a new quarter`s landmark.


 


Shopping and entertainment center -  4-7 storey complex with a total area of 60 thousand square meters. In addition, shopping areas are in the portion that part of residential areas - 85 thousand square meters. Thereby we reduce the load on the mall and at the same time enliven residential neighborhoods, creating a chain of food stores, boutiques, furniture showrooms, restaurants and cafes. Thus, all the streets of residential areas are restful place for walking and recreation.


 


From the river projected terraced "building wave." In the high semi basement arranged a water park, fitness and wellness centers, art galleries, a library with a media center, exhibition halls, restful restaurants and cafes opening onto the terrace overlooking the river. The building creates a unique spirit of the Mediterranean European towns. Along the main promenade-avenue axis at the hotel on the riverside is supposed establishing space for festivals, open-air concerts.
