The Christian Marin Community Center is actively taking part of the new urban planning policy initiated by the city of Limeil-Brévannes : the eco-sustainable Pasteur district and the urban renovation project of the Saint-Martin district that includes around 700 housing units laid out around a big park.
At the core of this process promoting our natural and human patrimony, the city chose to move forward with the construction of this community center, following a high-quality environmental approach aiming to meet the energetic standards the Passivhaus label requires.

This center being the first glimpse we get of the Saint-Martin district from downtown, this public facility is a clear sign of the district's engagement to renovate and revalue itself.
The community center displays a brand-new panorama on the new "Place d'Aquitaine", located at the entrance of the park, contrasting with the architectural design of its surrounding buildings while creating a harmonious balance between spaces. Located at the foot of the windowless gable of a partially preserved building, the size of the project indeed allows to bring back a balance between the human scale and the height of the buildings around them.
This disposition offers a new front, highlighting the intersection between the Saint-Martin Park, the eco-sustainable Pasteur district and the downtown area.

The facility expands from the ground floor up to the first floor. Its dimension reaches towards the adjoining gable in order to minimize its impact. The green roof, that covers the building and reminds of a blooming meadow, slopes to the side and extends vertically on that wall to cover and incorporate it, allowing it to become an added asset of the urban renovation.

The singularity of the building's outline is strengthened by its raw wood cladding. The choice of a material clashing from the usual design of the district aims to reaffirm the desire to enrich the available architectural offer and highlight the ecological engagement of the area.

Le Centre socioculturel Christian Marin participe de la politique d’aménagement durable engagée par la Ville de Limeil-Brévannes : Eco-quartier Pasteur et Projet de Rénovation Urbaine du Quartier Saint-Martin qui concerne près de 700 logements organisés autour d’un grand parc.
Au cœur de ce processus de mise en valeur du patrimoine naturel et humain de la commune, la Ville a choisi d’engager la construction du centre socioculturel dans une démarche de Haute Qualité Environnementale et d’atteindre les performances énergétiques du label Passivhaus.

En constituant la première image vue du quartier Saint-Martin depuis le centre-ville, cet équipement public de proximité est un signal des engagements de sa rénovation et de sa revalorisation.
Le centre socioculturel dessine sur la nouvelle Place d’Aquitaine et à l’amorce du Parc un nouveau panorama, en rupture délibérée avec l’écriture architecturale des immeubles voisins tout en se portant garant de la réconciliation de leurs échelles.
Situé au pied du pignon aveugle d’un immeuble de logements partiellement conservé, le gabarit du projet vise à réconcilier échelle piétonne et relative grande hauteur des immeubles.

Cette disposition permet de créer une façade nouvelle, rythmée et valorisante à l’articulation entre le Parc Saint-Martin, l’éco-quartier Pasteur et le centre-ville.

Le bâtiment se développe ainsi du RdC au R+1. Son gabarit s’élève en direction du pignon mitoyen afin d’en minimiser l’impact. La toiture végétalisée inclinée de type « prairie fleurie » qui couvre le bâtiment se prolonge verticalement sur ce mur et l’absorbe afin qu’il devienne un élément qualifiant et valorisant de la recomposition urbaine.

La singularité de la silhouette du bâtiment est renforcée par son bardage de bois brut. Le choix de ce matériau totalement exogène à l’écriture architecturale du quartier vise à affirmer le désir d’en enrichir l’offre architecturale, à y introduire un nouveau registre de cohérence, et à évoquer pédagogiquement les engagements écologiques de sa mutation.

Percée en quinconce de très larges baies vitrées traduisant la générosité des espaces intérieurs, l’expressivité de la peau du bâtiment repose sur la vibration de son bardage de clins bois en pose verticale à recouvrement.

Celle-ci évoque, grâce au choix de deux essences de bois au calepinage croisé et aux teintes différentes - mélèze brut et douglas autoclave raboté -, un motif « textile » doublé d’un jeu d’ombres et de lumières projetées sur chaque clin.

Quatre grandes salles, aux dimensions et géométries variées, font l’éloge de la variété des activités qu’elles accueillent - accueil des 11-18 ans, associations de quartier, services à la personne… -. Ces salles s’organisent autour d’un hall-atrium en double hauteur qui lie, physiquement et symboliquement, les services municipaux désormais mutualisés.
