Situated on the cliff at Carbis Bay close to St. Ives, our completed residential project was to secure planning permission for a new dwelling on land adjacent to their existing cliff top property.


Our initial challenge was to persuade the Council that the construction of a dwelling on this cliff top site was acceptable in principle. This was achieved by demonstrating that the site had formerly been used as part of a larger garden to the adjacent dwelling and as such, the construction of a dwelling here was supported by national and local planning policy.


The second challenge was to design a dwelling that would fit into the very sensitive landscape; on top of a cliff, above one of the main beaches in the area. A detailed Landscape and Visual Impact Assessment was completed by our landscape architects in order to inform the design and ensure that the proposed new building was at an appropriate scale.


A contemporary, high quality design was developed with a continuous flow of space between the open living spaces with uninterrupted 180 degree views out towards the bay by full height glazing leading to the balconies creates a sense of standing on the cliff edge.


Design features including irregular room shapes with angle walls and crisp White external rendering along with natural sedum roof ensuring the building blended into the hillside above, are features of this development.
