Urban yet bucolic, this project rounds out the urban renewal of the Courghain district in Dunkirk's suburbs. The venue is divided between the very city-oriented square of the same name and a watergang (a small Dutch-like canal). All the more so because the city's urban planner called for facades on each of the surrounding streets and blocks on the square while the project only contains 57 social housing units.
The challenge consisted in applying the brief in small walk-through housing units organized around an inner meadow. The rough-hewn walls also had to lend an urban face to the project while fostering its incorporation into the watergang landscape. The units' living rooms are turned towards the center of the development and the canal, an arrangement that is accentuated by the large balconies that jut out towards the landscape in search of sunlight. Despite the project's low compactness, the envelope is so effective that the building has been classified as a low-energy consumer. With a landing between two units, it is easy to feel immediately at home.

Urbain mais bucolique, le projet achève le renouvellement urbain du quartier du Courghain dans la banlieue de Dunkerque. Le site induit un grand écart, entre la place du même nom, très citadine, et un « watergang » (petit canal à la hollandaise). D’autant que l’urbaniste de la ville impose des façades le long des rues adjacentes et des plots sur la place, alors que l’opération ne compte que 57 logements sociaux.
Le parti consiste à déployer le programme en petites unités de logements traversants organisées en couronne autour d’une prairie intérieure. Il s’agit aussi d’adapter l’épannelage pour offrir au projet un visage urbain, tout en favorisant son immersion dans le paysage du watergang. Les séjours des logements sont orientés vers le cœur d’îlot et le canal, dispositif exacerbé par de généreux balcons qui se projettent vers le paysage à la recherche du soleil. Malgré la faible compacité du projet, les performances de l’enveloppe ont permis au bâtiment d’être labellisé BBC. Un palier, deux logements : on se sent vite chez soi.

Urbano pero bucólico, este proyecto consigue la renovación urbana del barrio de Courghain en la zona suburbana de Dunkerque. El entorno sugiere una gran diferencia entre la plaza del mismo nombre, muy urbana, y un “watergang” (canal de agua a la holandesa), mucho más rural. El planeamiento urbano de la ciudad impone generar fachadas en las calles adyacentes y mayores alturas frente a la plaza, teniendo en cuenta que el proyecto solo tendrá 57 viviendas sociales.
El reto consiste en desarrollar el programa en pequeñas unidades habitacionales que atraviesen un edificio centrífugo que liberara una pradera en el interior. La composición volumétrica se adapta para dar proyecto una cara urbana y a la vez favorecer la inmersión en el paisaje del canal de agua.
Las zonas comunes de las viviendas se orientan hacia el centro de la parcela, esto se enfatiza con la aparición de balcones que de extienden hacia el paisaje aprovechando la iluminación.
