AIM MAIN AIM OF THIS DESIGN IS TO CREATE BETTER CONNECTIVITY AND PERMEABILITY BETWEEN THE CITY AND ITS PORT. BY CONNECTING VARIOUS FOCAL POINTS WITH APPEALING CULTURAL AND LEISURE FACILITIES, ISLA DEL FARO, MARINA, INNER DOCK, SPA AND BEACH, THE ATTRACTIVENESS OF THE ENTIRE DISTRICT WELL OUTSIDE ITS BOUNDARIES IS ENHANCED. BY INTRODUCING SEVERAL CONCENTRATED DEVELOPMENT ZONES, THE CURRENT NEIGHBORHOODS ARE EXTENDED AND UNITED. THE RELATIVELY COMPACT NATURE OF THE BUILDINGS ALLOWS FOR PERMANENT SETTLEMENT OF VARIOUS NECESSARY INFRASTRUCTURAL SERVICES, WHICH WILL INCREASE LIVING QUALITY. THE CURRENT SITUATION WILL BE UPGRADED AND AT THE SAME TIME, THE NOW DISTINCTLY DIFFERENT BUILDING STRUCTURES AND AREAS WILL BE INTEGRATED, THUS SPREADING USAGE AND INCREASING THE VALUE OF THE ENTIRE HARBOR AREA. BY DISENTANGLING TRAFFIC FLOWS AND SETTING CLEAR PRIORITIES, EASY MOVEMENT BETWEEN CITY AND PORT BECOMES POSSIBLE. CONCEPT BASIC IDEA OF THIS CONCEPT IS TO CREATE A GREEN SPACE, FLOWING THROUGH THE AREA AS A UNIQUE FEATURE WITHIN THE LANDSCAPE, WHICH CONNECTS THE DIFFERENT SECTORS. EXTENDING THE FORMER BED OF THE RIVER TURIA, WHICH FLOWS THROUGH THE ENTIRE CITY, FROM THE CENTER TO THE SEA, NOW BECOMES AN INTEGRAL PART OF THE PLAN TO CONNECT QUARTERS AND CREATE COHERENCE. THE EXISTING AXIS OF THE AVENIDA DE FRANCIA IS BEING EXTENDED INTO THE HARBOR AREA. THE GRAO QUARTER IS NOW CONNECTED TO THE INNER CITY AND WILL BE FURTHER DEVELOPED ALONG WITH THE ADJACENT AREAS. THE HIGH BUILDING ALIGNMENT ALONG THE AVENIDA DE FRANCIA IS AERATED BY OPEN, WHICH IN ITS TURN ENABLE UNOBSTRUCTED VIEWS TOWARDS THE INNER DOCK. ADDITIONALLY, PEDESTRIAN ROADS AND BICYCLE LANES CREATE AREAS OF LEISURE AND TRANQUILITY. IN AND AROUND THE INNER DOCK AND ESPECIALLY INTO THE BE-DEVELOPED DISTRICT OF ISLA DEL FARO, AN AREA OF HIGH COMMERCIAL VALUE EMERGES. THIS PRESTIGIOUS LOCATION WILL ATTRACT INTERESTING COMMERCIAL INVESTMENT, WHICH SUBSEQUENTLY GIVES IMPULSE TO FURTHER DEVELOPMENT OF THE DISTRICT AND PERHAPS THE ENTIRE CITY. APART FROM THE FACTUAL LAND USAGE, THE URBAN DENSITY INCLUDES AGGREGATION AND OVERLAPPING OF ALL STRUCTURES OF SERVICE, SOCIETY AND ECONOMY. A MUNICIPALITY CHARACTERIZED BY A HIGH CONCENTRATION OF COMMUNICATIVE, CULTURAL, ECONOMICAL AND SOCIAL USAGE. ONLY AFTER DEVELOPMENT OF HIGH DENSITY AND THUS SOCIAL PROXIMITY THIS USAGE BECOMES POSSIBLE. CHANGES OR IMPROVEMENT CANNOT BE ACHIEVED BY MERELY REMODELING THE STATUS-QUO OR BUILDING NEW OBJECTS. A COMPLETE DEVELOPMENT PLAN IS REQUIRED, IN ORDER TO ENSURE THAT NOT ONLY THE AREA WHICH IS THE CURRENT TOPIC OF DISCUSSION, BUT ALSO ADJOINING DISTRICTS CAN MAXIMIZE THEIR POTENTIAL. THIS PLAN, WHICH IN TIME WILL BE EXECUTED THROUGH INDIVIDUAL PROJECTS, CREATES AN ATTRACTIVE VISION FOR DEVELOPMENT FOR THE CITY. CONCRETE STRATEGIC DEVELOPMENTS CAN GIVE IMPULSES, BUT MAIN GOAL IS A COMPLETE RECONSTRUCTION OF THE ENTIRE DISTRICT AS A WHOLE. IN ORDER TO ACHIEVE THIS, ALL ECONOMICAL, SOCIAL AND ECOLOGICAL ASPECTS, WHICH MAKE UP A CITY, MUST BE PLANNED EQUALLY. SOCIAL EQUITABLENESS WITH COLLECTIVE RESPONSIBILITY, SUSTAINABLE ECONOMICAL INFRASTRUCTURE AND ENVIRONMENTAL RESPONSIBILITY ARE THE PILLARS OF THIS STRATEGY. TRAFFIC CONCEPT WITHOUT IGNORING NORMAL MOTORIZED TRAFFIC, THIS CONCEPT EMPHASIZES WALKING AND CYCLING. THE ENTIRE DISTRICT IS CONNECTED BY THE CONTINUOUS GREEN ZONE CONTAINING WALKWAYS AND BICYCLE LANES, WHICH EXTEND FROM THE OLD RIVER BED TO THE NEW QUARTER ISLA DEL FARO. TRAFFIC AXES THAT CONNECT THE INDIVIDUAL QUARTERS, TOGETHER WITH LARGE INTERSECTIONS THAT DISPERSE TRAFFIC AND SUBTERRANEAN THROUGH-ROADS, WHICH DIVERT TRUCKS, COMPLETE THE EFFECTIVE TRAFFIC CONCEPT. ALL CENTRAL POINTS ARE CONNECTED BY METRO, THUS ALLOWING COVERAGE OF THE AREA BY PUBLIC TRANSPORT. WITHOUT A FLUID AND RESILIENT NORTH-SOUTH CONNECTION, NEITHER THE INDUSTRIAL PORT NOR THE NEW ISLA DEL FARO CAN DEVELOP TO THEIR FULL POTENTIAL. HOWEVER THIS AXIS IS INCOMPATIBLE WITH THE FUTURE IMAGE OF LEISURE AND CULTURAL ACTIVITIES IN THE INNER DOCK. THEREFORE THIS ESSENTIAL TRAFFIC FLOW IS DIVERTED UNDER-GROUND. TWO EXITS ALLOW AN EFFECTIVE OPENING UP OF THE NEW ECONOMICAL CENTER AND BOTH PARTS OF THE PORT. FOR STATIONARY TRAFFIC, PARKING CAN BE FOUND IN DESIGNATED AREAS, FOR INSTANCE ALONG THE INNER DOCK. GARAGES, BOTH ABOVE AND UNDER GROUND, WILL BE CONSTRUCTED IN DENSE AREAS OF THE ISLA DEL FARO OR NORTH OF THE AVENIDA DE FRANCIA. GREEN AREAS AND OPEN SPACES THE OLD BED OF THE RIVER TURIA, WHICH FLOWS THROUGH THE ENTIRE CITY TO THE GRAO DISTRICT, IS EXTENDED TO THE SEA AND BECOMES THE FOCAL CONNECTION BETWEEN THE VARIOUS ZONES IN THE PLANNED AREA. CLOSE TO THE GRAO DISTRICT, THIS GREEN SPACE HAS A RECREATIONAL FUNCTION FOR THE ADJACENT RESIDENTIAL QUARTERS. IN FURTHER EXTENSION IT WILL BE LED TO THE INNER DOCK VIA A GREENED BRIDGE OVER THE TRAFFIC INTERSECTION, WHICH ENSURES PEDESTRIAN ACCESS OF ALL ADJOINING AREAS. AS A „GREEN JUNCTION“, THE PUENTE DE ASTILLEROS JOINS THE COCOTEROS DISTRICT WITH THE OTHER QUARTERS, WHICH ALL PROFIT FROM THIS NEW CONNECTION. AT THE SAME TIME, COCOTEROS WILL BE FREED FROM ALL THROUGH TRAFFIC. THE AVENIDA DELA COPA AMERICA, WHICH OPENS ITSELF FROM THE AVENIDA DE FRANCIA TOWARDS THE INNER DOCK, BECOMES A SCULPTURED OPEN SPACE. WHEN DRIVING DIRECTION PORT, AN UN-OBSCURED VIEW OF THE FARO, THE LANDMARK OF THE NEW BUSINESS DISTRICT, IS ATTAINED. FOR PEDESTRIANS, THE AVENIDA DELA COPA AMERICA ALLOWS REACHING THE INNER DOCK VIA A SUCCESSION OF SQUARES. THE BREAKWATER WALL, THE SPA AREA, THE NORTHERN MARINA AND THE BEACH CAN NOW EASILY BE REACHED BY FOOT OR BICYCLE. GRAO IN THIS AREA, THE CURRENT STRUCTURES OF THE ADJACENT CONSTRUCTIONS ARE USED AND EXTENDED. THE AREA BETWEEN THE AVENIDA DE FRANCIA AND THE RECREATIONAL AREA OF THE TURIA RIVER BED ARE, APART FROM BUILDINGS DIRECTLY ON THE MAIN STREET, USED FOR RESIDENTIAL PURPOSES. THE PART NORTH OF THE AVENIDA DE FRANCIA AND ESPECIALLY WESTWARD DIRECTION INNER DOCK ARE DETERMINED FOR SHOPS, OFFICE SPACE AND PUBLIC AREAS. THE SOUTHERN PART OF THE DISTRICT IS CHARACTERIZED BY HIGH LIVING QUALITY, QUIETED TRAFFIC, DENSE BUT PERMEABLE CONSTRUCTION, AMPLE PARKING SPACES AND PROXIMITY TO THE RECREATIONAL AREA OF THE TURIA RIVER BED. THE OPEN SPACES AND GREEN AREAS IN THE AVENIDE DELA CCOPA AMERICA ALSO GUARANTEE A HIGH LIVING QUALITY FOR THE NORTHERN PARTS OF THE DISTRICT. HERE THE DENSITY DIRECTION WEST INCREASES STEADILY, ENSURING HIGH VALUE COMMERCIAL DEVELOPMENT ALONG THE BOULEVARDS OF THE AVENIDA MANUEL SOTO. THE FORMER GRAO RAIL STATION REMAINS AND IS USED A TOURIST INFORMATION CENTER. DUE TO ITS PROMINENT POSITION THIS BUILDING BECOMES ANOTHER FOCAL POINT IN THE AREA. INNER DOCK AS THE BOULEVARD OF THE INNER DOCK IS RELIEVED FROM ITS FUNCTION AS TRAFFIC THROUGH ROAD, AN URBAN STRUCTURE CAN DEVELOP AROUND IT. THE TINGALOS IN THE HARBOR WILL BE USED AS ART AND CULTURAL CENTERS. DUE TO THEIR PROMINENT POSITION, THEY INITIATE FURTHER DEVELOPMENT, AIDED BY THE USE OF TEMPORARY STRUCTURES. THE AREA AROUND THE BREAKWATER WALL SHOULD BE KEPT WITHOUT CONSTRUCTION TO ENSURE GENEROUS MOVEMENT THROUGH THE ENTIRE INNER DOCK. THIS SURFACE CONNECTS THE INDIVIDUAL ZONES WHICH PRESENT THEMSELVES AS SPORT- PARKING- OR AS GREEN-SPACES. ALONG THE INNER DOCK AND THE HARBOR, THE URBAN AREA IS SURROUNDED BY RELATIVELY HIGH AND DENSE BUILDINGS, COMPLETED BY A WIDE BOULEVARD. MARINA THE MARINA IS CLOSELY LINKED TO THE STRUCTURE OF THE ADJACENT AREA. APART FROM ITS ORIGINAL FUNCTION, SEVERAL COMMERCIAL SERVICES WILL BE IMPLEMENTED HERE. THE SOUTHERN MARINA, WHICH ALSO INCLUDES A SPA CENTER, CAN BE CONNECTED WITH THE NORTHERN MARINA VIA A WALK BRIDGE. ISLA DEL FARO THE POTENTIAL OF THIS AREA COMES FROM THE DIRECT TRAFFIC CONNECTION COMBINED WITH THE GENERAL ATTRACTIVENESS OF THIS AREA, WHICH IS EMPHASIZED BY ITS LANDMARK “EL FARO”. THIS POINT OF ATTRACTION SYMBOLIZES VALENCIA AS A BEACON IN A MODERNIZING WORLD. THE TOWER HOUSES VALENCIA’S WTC; ITS ECONOMIC PULLING POWER ENHANCES VALUE, NOT ONLY IN THE SURROUNDING ISLA DEL FARO, BUT IN THE ENTIRE HARBOR AREA. LARGE OPEN SPACES, DIRECT CONNECTION TO THE GREEN AREA AND A DENSE CONSTRUCTION ALLOW AN URBAN SPACE TO EMERGE, WHICH POSITIVELY INFLUENCES FURTHER SETTLEMENT. THE PUENTE DE LA VELA BRIDGE, WHICH CAN BE SEEN AS GATEWAY TO THE ENTIRE PORT AREA, CONNECTS THE NEWLY DEVELOPED AREA WITH THE OPPOSITE SIDE OF THE HARBOR AND THE BEACH. THE ISLA DELA FARO CAN BE DEVELOPED IN MULTIPLE PHASES. THIS ENABLES A HIGH LEVEL OF FLEXIBILITY FOR THE CITY TO RESPOND TO TIMELY INTERESTS FOR URBAN DEVELOPMENT. THE FIRST PHASE CONTAINS THE CONSTRUCTION OF THE HIGH-RISE “EL FARO”, THE TRAFFIC SOLUTION INCLUDING THE SUBTERRANEAN BYPASS, THE PUENTE DE LA VELA, THE SINGLE STORY CAR PARK AND THE BUILDINGS OF THE “BACKBONE”, WHICH SHIELD THE AREA FROM THE TRAFFIC CONNECTION TO THE GOODS PORT. IN SUBSEQUENT PHASES, DEPENDING ON CONCRETE REQUIREMENT, CONSTRUCTION ALONG THE AXES WILL COMMENCE. AFTER ABOLISHMENT OF THE HARBOR RIGHTS AND TRANSFER OF THE ZONE INTO PUBLIC DOMAIN, RESIDENTIAL DEVELOPMENT IS STARTED. THIS WILL COMPLETE THE EQUALIZED USAGE OF THE ENTIRE DISTRICT. VIEL ERFOLG!!!
