The project proposal is based on a “urban village” to be built on the two main plots including the secondary road as main street on which to orient the focus of the development.
The main idea is to define two “town’s gates” on the extreme points of the plots where there are the main stream roads.
The town gates are two public areas where office buildings and commercial are located to design plazas as neighborhood hotspots.
Five stories blocks host the commercial activities on the first two floors and 3 office stories on top. Public outdoor spaces and landscape are enforced to host people from the area.
Each gate is a hotspot with uderground parking facilities and top class commercial spaces.
The center area of the plots are designed to host 7 four-stories residential buildings with high-end apartment units. There are 2 unit per floor on each building of aproximately 150 sqm. Parking bays are guaranteed for all the residents and plenty of landscaping characterizes the private green areas.
The pedestrian stream is concentrated on two modern roofed paths that connect the two “village gates” from one side to the other one.
There is a fill station on the east end of the complex which is located in order to take advantage of the major traffic flows of the main street.
In the same pole there is the sport club with the pool and the clinic area.
The total GFA (gross floor area ) of the development is 26.400 sqm, of which 7.800 sqm as commercial facilities, 11.000 as office area and 7.600 of residential area.
The design of the whole complex is modern and clean. Use of glass surfaces together with local stone is done to project an image of exclusivity and innovation. The development is organized as a reserved village where inhabitants can feel safe and protected and can easily get access to the basic services that are located walking distance from the residences.
