Initially, the client needed to build a new shopping mall on the plot of an existing one in the center of the alpine village Bohinjska Bistrica. The project proposed the use of the roof as an additional volume - various ski holiday apartments. The organization of the housing and the envelope of the hotel apartments open towards mountain views and the sun. On top of the shopping mall, apartments are set in the form of a stepped L-volume that follows the silhouette of the surrounding mountains. This volume encloses an inner communal garden on the roof of the shopping mall. The village has beautiful views towards the mountains, which were unfortunately obstructed in the 60s when a textile factory and monotonous housing blocks were built around them. The textile factory was later closed down, but the site has since been occupied by two shopping malls, so the resulting side views are rather unpleasant. The play of transparency of the wood balcony fences and façade panels characterizes the north and south parts of the building. From the west there can be strong wind and snow, so the façade is opened only towards small enclosed balconies. On the east and west, pitched rhomboid-textured roof become vertical surfaces clad in grey slate to protect the apartments and wind. The shopping mall façade is a combination of steel and glass panels. The roof is a combination of a pitched and flat roof to hide all the installations such as chimneys, ventilation and external air-conditioning. The apartments vary in sizes from 40 m2 studio flats up to 120 m2 with gallery. The structure is conceived so that floor plans are flexible in the apartments, since the only load-bearing walls in the building are used to create the shell of each apartment. All other inner walls are non-structural, giving greater flexibility to the space. The slabs are of reinforced concrete, the rest of the walls are brick. The shopping mall, in contrast, is structured with columns. Local larch and diagonal patterned slates are both used, as they are traditional materials used for roofing and façades in this area. project team Rok Oman, Spela Videcnik Design Team Martina Lipicer, Andrej Gregoric, Meta Fortuna Jelka Solmajer (Mercator Optima) technical team Structural engineering: Projecta d.o.o.
