The project comprises shops at street level with apartments above and is located at North Bondi, overlooking Sydney’s iconic Bondi Beach. The project is divided into three levels: The ground floor has shops to activate the street level, the first floor has four apartments twisting towards the beach views, the second floor has two apartments with landscaped terraces overlooking the Bondi basin. The design utilises site opportunities and elements to create tension – the curved corner volume contrasts with the angular geometry of the balconies along the main street façade. The balconies are deeply recessed providing depth and modelling of the primary volume. All balconies and glazing are protected from the western sun by adjustable metal louvres. Internally, a restricted palette of materials has been used – hardwood timber floors throughout with all wall surfaces and joinery in natural white. Limestone and timber decking have been used on the external terraces. The ultimate effect is a project that has differing visual and character moods due to the light and sun changing through the day and through the seasons. It represents beach side living in contemporary Australia.
