As part of its long-term plan for the city, Al Ain Municipality undertook the redevelopment of the Municipal Depots a Sanaiya. This process used a logical progression of steps to ensure a viable scheme with maximum return for the community both on a financial and socio-cultural level. This is the first time such a thorough scientific, multi-disciplinary approach has been implemented in the city, and it is hoped this will become a model for future endeavors of this kind. Based on the cultural and market projections, an optimal mix of uses was created. This established a solid financial backbone for the development ensuring an attractive project for developers. Al Ain Municipality sought to balance this value with additional functions for enhanced social benefit. As a result, the entire project is developed around a civic center which is the anchor of the development, occupying the most visible corner of the site, inviting passersby to enter and participate in its offerings.
