conversion of a commercial space in residential loft spaces Milan / Italy / 2007

Concept
The client of the loft apartments wanted to convert a commercial space to a residential space and asked different architectural solutions in order to commercialise the new units.
The space has a long shape and is facing a courtyard with big windows on one side but without any other opening on the other sides.
For this reason, for the fact that the space is 4, 5 meters high and taking advantage of a law allowing to increase the floor area, our proposals are articulated on a double high conception.
The project is developed on three different solutions creating three new units, two new units and a single new unit as possible alternatives.
In any case the bathrooms and the kitchens are located on the ground floor and the bedrooms and the sleeping spaces are on a mezzanine.
The plans of the units, in every different solution, are in any case as open as possible, nevertheless respecting the privacy needs of the future inhabitants.
The client asked a minimal place so the architecture of the project is simple and very linear.
Same conception is applied to the choice of the materials for the residential units; in particular concrete finished with resin is proposed for the floors, a metallic structure for the mezzanine, light colours for the walls and few pieces of contemporary design are introduced to complete the design of the space.
The project has to be built according to the final decision of the client.
The cost of the project is estimated between 300.000 and 350.000 euros.
