One Airport Square | MCA - Mario Cucinella Architects

One Airport Square is a multi-functional building. It hosts commercial spaces on the ground floor and a ten-floor office block on the southwest of the lot, due to the specific form and orographic features of the site. In view of the desire for a contrast between the project area and the surrounding townscape, the rendezvous space for employees and the public received special attention. Here, the space was configured as a public square, open on the northeast side of the lot while shielded by the commercial floor, arranged as a ring (shops, restaurants, self-service catering establishments). The generously proportioned square is suitable for various events, fairs or other activities, and may be used as an exhibition space for permanently installed works of art. Such initiatives, together with the commercial activities, will bring the area to life, by day and by night.

One Airport Square is a nine-storey building for offices, plus a ground floor designed for commercial activities, for a total of about 17,000 square meters. Aesthetic elements and architectural design inspired by the traditional local art and by the from the bark of the palm trees typical of that area, closely linked to environmental strategies to provide a viable solution to climate problems. The form and layouts of the office block are the outcome of ongoing design work based on the functional requirements of the principal and the formal, structural and energy requirements specified by the multi-disciplinary design group.
Thanks to their irregular form, reflecting in part the orographic features of the site, the paved surfaces link the street with the upper level of the square, where we find the main entrance to the offices and commercial area. A pair of escalators directly join the public space and the two floors of the underground car park. Even the underground floors are configured considering the typography to the site and present technical solutions for structural earthquake resistant.
The building envelope is the key element that demonstrates the integration between form, structure and environmental strategies. The building, which is compact in form, contains within it a large hall the function of which is to provide lighting and to facilitate natural ventilation of the interiors. Variation of depth of the shafts determines the configuration of three office types: maxi, midi and mini. A defining element of the building is the movement generated by the projecting terraces, which gradually recede as they rise, floor by floor. These section variations enable increased flexibility in configuring the environments in accordance with the varying requirements of prospective tenants.
A further defining element consists in the reinforced concrete structure, the inclined piers of which confer greater rigidity upon the building and the overhangs, while also featuring as a decorative motif for the front.

One Airport Square is the first building in Ghana to have been awarded 4-Stars (Design Stage) by the Green Building Council of South Africa (GBCSA). The project was designed based on a detailed analysis of the site, the topographical and optimal orientation to become a point of reference and example for the new generation of office buildings in West Africa. At this latitude, the sun's path makes it particularly exposed to solar radiation fronts east and west. This, combined with medium to high temperatures present during the entire course of the year, made it necessary to adopt strategies to reduce the need to cool the building.
The plant is based on a principle of distribution of the fresh air conveyed in the floating floor which reaches in a uniform manner throughout the plane. To reduce consumption of drinking water there are technologies that limit the amount of outflow, the duration and the time of delivery, while it is expected the reuse of gray water and rainwater for the toilet.

The sum of all these elements in One Airport Square was determined by a work of integrated design that balances architectural and engineering considerations in order to reduce energy consumption of the building and optimize the use of natural light. The most advanced technologies are balanced with the local tradition, using the most efficient design. All of this is brings to a new idea of beauty: the ecological beauty.

Accra, Ghana, 2010-2012. One Airport Square è un edificio ad uso misto situato nella crescente zona commerciale di Airport City, all’interno dell’area di sviluppo dell’aeroporto internazionale di Accra, Kotoka.
One Airport Square è stato concepito con l’ambizione di dare un contributo significativo al paesaggio circostante e un esempio in termini sia di sostenibilità ambientale che in termini etici.
Il processo di design integrato è l’elemento chiave dell’innovazione di questo edificio che vuole portare rinnovamento e contemporaneamente diffondere una cultura sostenibile in Ghana. L’approccio principale al progetto prende il via dall’idea che l’edificio sia un’opportunità per creare spazio pubblico, un’area simile ad una piazza europea, luogo di incontro per le persone. Si è puntato quindi sulla valorizzazione dello spazio di incontro tra i dipendenti e cittadinanza configurando la piazza pubblica, che è aperta sul lato nord-est del lotto e allo stesso tempo è protetta dal piano commerciale disposto ad anello - contenente negozi, ristoranti, caffetterie. Questo ampio spazio consente inoltre di ospitare eventi, fi ere ed esposizioni, attività che, unite a quelle commerciali, contribuiscono a vivacizzare l’area sia di giorno sia di notte.

One Airport Square è un edificio di nove piani per uffici, più un piano terra destinato ad attività commerciali, per un totale di circa 17.000 mq. Gli elementi estetici e architettonici del progetto traggono ispirazione dall’arte tradizionale locale e sono strettamente collegati alle strategie ambientali per fornire una valida soluzione ai problemi climatici. L’edificio è caratterizzato da una forma compatta che nasconde un ampio atrio interno con la funzione di fornire luce e favorire la ventilazione naturale negli ambienti interni. Esternamente, le superfici pavimentate, grazie all’andamento frastagliato che ricalca in parte l’orografia del sito, collegano la strada con il livello superiore della piazza, dove è collocato l’ingresso principale degli uffici e l’area commerciale. Anche i piani interrati sono configurati tenendo conto della topografi a del sito e presentano soluzioni tecniche strutturali antisismiche.
L’involucro dell’edificio è l’elemento caratterizzante che dimostra l’integrazione tra forma, struttura e strategie ambientali. È costituito da un sistema di solai aggettanti a sbalzo che proteggono l’edificio dall’irraggiamento solare, da una facciata di vetro arretrata e protetta dal sole, e da una trama strutturale diagonale in cemento armato che in maniera organica avvolge l’edificio. Il movimento generato dagli aggetti delle terrazze, la cui dimensione man mano si riduce salendo di piano, permette variazioni nella sezione e
si genera pertanto maggior flessibilità nella configurazione degli ambienti.
La facciata vetrata è composta da un elemento fisso ed uno mobile nella parte inferiore. L’apertura di questa parte permette una corretta ventilazione naturale che dalla facciata esterna arriva fi no all’atrio che funziona come un camino richiamando aria e convogliandola negli uffici. Il cemento è il principale materiale costruttivo locale e gioca un ruolo chiave nel progetto sia strutturale che estetico: le colonne inclinate e i piani orizzontali di cui è formata, creano una griglia visibile dall’esterno che apporta maggior rigidità alla struttura e allo stesso tempo genera un motivo decorativo sulla facciata - inspirato ai tessuti tradizionali africani e alla corteccia degli alberi di palma - che conferisce un forte impatto iconico-estetico all’intero edificio.

One Airport Square rappresenta il primo complesso commerciale in Ghana ad aver ottenuto l’assegnazione 4-Stars (Design Stage) da parte del Green Building Council of South Africa (GBCSA). Il progetto è stato pensato partendo da un’attenta analisi del sito, dalla configurazione topografica e dall’orientamento ottimale per divenire un punto di riferimento e di esempio per le nuove generazioni di edifici per uffici nel West Africa. A questa latitudine, il percorso del sole rende particolarmente esposti alla radiazione solare i fronti est ed ovest. Questo, unito alle temperature medio-alte presenti durante l’intero corso dell’anno, ha reso necessario adottare strategie mirate a ridurre il fabbisogno per raffrescamento dell’edificio.
L’impiantistica si basa su un principio di distribuzione dell’aria fresca veicolata nel pavimento galleggiante che raggiunge in maniera uniforme tutto il piano. Per contenere i consumi d’acqua potabile si utilizzano tecnologie che limitano la quantità del flusso in uscita, la durata e il tempo di erogazione, mentre è previsto il riuso delle acque grigie e piovane per i wc.

In One Airport Square la somma di tutti questi elementi è stata determinata da un lavoro di design integrato che bilancia considerazioni architettoniche ed ingegneristiche così da ridurre i consumi di energia dell’edificio e ottimizzare l’uso della luce naturale. Le tecnologie più avanzate si bilanciano con la tradizione locale, impiegando la massima efficienza nel design.
Tutto questo è di fatto portatore di una nuova idea di bellezza: quella ecologica.
