Overview

• Dubai Pearl will be a fully integrated, mixed-use sustainable living city which heralds a new era of development in Dubai
• Located in the heart of Dubai Technology and Media Free Zone, overlooking Palm Jumeirah, the total built up area will comprise 20 million sq ft and will create a new hub for the metropolis
• Developed by Pearl Dubai FZ LLC, a company owned by a consortium of investors led by the Al Fahim Group of Abu Dhabi, UAE, construction work has begun on site and initial handover is scheduled for 2013. Dubai Pearl will offer a holistic ‘work, play, live, stay’ ethos, providing bespoke housing and premium office space, alongside vibrant retail, hospitality, hotels and leading restaurants
• The project has received Government recognition, with road signage for the development already visible across the city
Distinguishing Features
• Dubai Pearl will be the first “walkable” environment in the City, with the masterplan designed to encourage community living and energy efficiency
• The development will comprise four iconic towers, with podium buildings and streetscapes designed in a classic European architectural style
• Dubai Pearl will target Gold LEED Certification in recognition of its environmental performance
• Over half of the total area of the site will be open space, with significant landscaping
• It is currently the only development in the world to have a reserved cluster of so many international brands as partners in one location (Baccarat, Bellagio, MGM, Skylofts, Quintessentially)

The Dubai Pearl Creative Foundation
• Community also plays a significant role in making Dubai Pearl a unique concept for the Emirate. Alongside the development of a number of cultural and entertainment facilities, including a fully integrated 2,000-seater state-of-the-art auditorium, a Dubai Pearl Creative Foundation will also be established to support the creation and development of four main disciplines in the UAE encompassing music, cinema, fashion, and humour. The Foundation will primarily aim to expand Dubai’s cultural landscape while highlighting the emirate as a world-class destination for the appreciation, preservation and evolution of the arts and culture.

• Dubai Pearl will be developed on a site comprising 40.26 acres (16.30 hectares)
• The built up area will total 20 million sq ft (1.86 million sqm)
• An additional 1 million sqft (94,000 sqm) will be open spaces and landscaped areas
• There will be 15,500 allotted car parking spaces
• The development will have the capacity to provide residences for 9,000 people
• The total working population the Dubai Pearl will be designed to support is 12,000 people
Development Components
• Residential (1,490 units, 40% of the total mix); inc. luxury tower apartments, penthouses, sky palaces
• Offices (1,449 units, 34% of the total mix); inc. tower offices, boutique offices, branded business centre
• Hospitality (7 branded 5-star hotels, 1400 keys, 16% of the total mix) inc. Baccarat, Bellagio, MGM Grand Hotels, Skylofts with further boutique hotels, spa and recreation facilities, conference and banqueting
• Retail (6% of the total mix) inc. a new retail district for the region with shopping mall, fashion boulevard, entertainment district and over 60 restaurants, cafes and bars
• Leisure (4% of the total mix) inc. luxury 1,800 seat theatre, state of the art cinemas, wellness and sports centre, beach club, pedestrian walkways and nightlife destinations
Construction
• Ground works have been completed, which included the excavation work for the four towers and the levelling of the site
• The development will be delivered over two phases with the initial handover scheduled for 2013. Construction of superstructure commenced in March 2010

Key progress milestones to date
• More than 500 residences have been pre-sold to date (which accounts for 95% of the initial release of units)
• Sales have been made to almost 40 nationalities, reflecting the global appeal of Dubai Pearl and its cosmopolitan outlook
• Dubai Pearl has already forged partnerships with some of the biggest brand names in hospitality, including Baccarat, Bellagio and MGM Grand. Further marquee-name partnerships are in the pipeline.
The Masterplan
• Germany’s Schweger Associated Architects are the lead architects and masterplanners on Dubai Pearl
• The development of four iconic 73-storey towers, connected at the summit, will establish a new global landmark on Dubai’s skyline
• A low rise city centre interacts harmoniously with the landscape to create a unique character and sense of place
• The pioneering column free design will create 20% more usable space than the standard in the region
Sustainability
• The Dubai Pearl masterplan has been designed to ensure energy efficiency therefore allowing the scheme to achieve the LEED Gold certification
• Dubai Pearl will incorporate sustainable development features and ‘green’ building standards including recycling facilities for paper, glass and food waste
• As per the LEED rating system 2.08, Core and Shell will be implemented to reduce electricity and water usage throughout the project. Improved utilization of light control, air conditioning and car park ventilation will all contribute to a ‘green’ friendly environment for the Dubai Pearl community
• In addition to being a completely walkable development, Dubai Pearl will include landscaped areas. Landscaping accounts for 35% of the project area
• An environmental impact study has been conducted by Dome International
