Fienile Cocchi | SBAR – Salonia Baldin Architettura

The project involved the restoration and residential conversion of a 300 sqm barn that is part
of the historically listed complex of the former Cocchi Liquor Distillery in Reggio Emilia.
The main goal of the intervention was to enhance the spatial qualities and physical features of
the former Cocchi barn: a clearly legible structural rhythm defined by perimeter pilasters and
a row of tall central columns; a large internal volume divided into two areas on different
levels; and an impressive roof structure composed of oak trusses and beams.
The primary challenge in adapting the former barn for residential use was the very limited
number of existing openings, resulting in scarce natural light and ventilation. This constraint,
combined with the requirement to preserve the composition and morphology of the protected
urban façades, led to the decision to intervene mainly from above, working on the building’s
roof.
While new roof windows were introduced for the bedrooms and service areas, the symbolic
centerpiece of the project is the central patio: not merely an opening in the roof, but an
additive gesture – a large, fully glazed light-filled volume around which the new spaces are
organized. This feature clearly defines the contrast between the new and the existing
architecture.
The layout proposal is also guided by a reading of the structural and spatial framework. The
original division of the barn’s volume is retained, with the sleeping quarters located on the
upper level (where the ceiling height is lower) and the living areas on the lower level. The
sleeping area is structured as an alternation of bedrooms and service rooms, connected by a
generous circulation space that maintains both physical and visual continuity with the large
open-plan living area below, characterized by the historical timber trusses and organized into
two zones around the central patio.
The choice of materials and interior finishes was based on a reinterpretation of the existing
features, developing a limited and coherent palette designed to highlight the building’s
historical and aesthetic value. The new spaces feature exposed brick walls, with a
reinterpretation of traditional brick latticework (gelosie) introduced in the upper sections. The
existing perimeter walls were treated with a warm-toned, coarse-grain natural lime plaster,
which was also used—mixed with resin—for the flooring.
The new staircase block was built with a self-supporting structure and perforated sheet metal
panels, while the window frames and other detailed elements were crafted in burnished
metal. Completing the material palette is natural-toned wood, used for custom-designed
fixed furnishings created specifically for this project.

Il progetto ha previsto il restauro per riuso a fini abitativi di un fienile facente parte di un
complesso storico vicolato, l'ex distilleria di Liquori Cocchi, a Reggio Emilia.
L'intervento ha avuto l'obiettivo principale di esaltare i valori spaziali e le caratteristiche
fisiche dell’ex fienile Cocchi: un passo strutturale molto leggibile nei suoi elementi costitutivi
(le paraste perimetrali e la fila di alte colonne centrali), un grande volume diviso in due aree
disposte su livelli differenti ed un imponente copertura composta da capriate e travi in legno
di rovere.
La principale criticità relativa al riutilizzo a fini residenziali dell’ex fienile era certamente
l’esiguo numero di aperture presenti, con la conseguente scarsità di luce e aerazione
naturale. Questo elemento, unito alla necessità di non modificare la morfologia compositiva
dei fronti urbani sottoposti a vincolo, ha imposto la necessità di intervenire principalmente
dall’alto, agendo sulla copertura del fabbricato.
Se per le camere e gli ambienti di servizio sono state realizzate delle nuove finestre a tetto, il
simbolo dell’intervento per la sua rilevanza è certamente il patio centrale: non solo un foro
nella copertura, ma un’operazione di addizione realizzata tramite l’inserimento di un grande
volume di luce totalmente vetrato attorno al quale si articolano i nuovi ambienti e capace di
rimarcare una chiara distinzione tra il nuovo e l’esistente.
Anche la proposta di layout si articola sulla lettura dell’impianto strutturale e spaziale: la
suddivisione del volume dell’ex fienile è mantenuta con la collocazione della zona notte nella
parte superiore (di altezza interna più ridotta) e della zona giorno in quella inferiore. La
disposizione della zona notte è strutturata sull’alternanza tra camere e ambienti di servizio,
connessi da un generoso spazio di distribuzione in continuità fisica e percettiva con il grande
open space dalla zona giorno, caratterizzato dalla storiche capriate lignee ed organizzato in
due aree attorno al patio centrale.
Per la scelta dei materiali e delle finiture interne ci si è basati sulla rilettura dell'esistente,
costruendo intorno alle caratteristiche materiche dell'edificio una palette limitata, coerente e
capace di esaltarne il valore storico ed estetico: per la definzione dei nuovi ambienti si è
optato per l'utilizzo di pareti in mattone faccia a vista, intoducendo nella fascia superiore un
sistema rivisitato di gelosie, mentre le pareti perimetrali esistenti sono state trattate con una
finitura a calce naturale a grana grezza di tonalità calda, così come i pavimenti, sempre in
calce mista a resina. Il nuovo blocco scale, realizzato con una struttura autoportante e
pannelli di lamiera forata, così come i serramenti ed altri elementi di dettaglio sono stati
invece realizzati in metallo brunito. A completare la palette si è scelto il legno in una
colorazione naturale per gli elementi di arredo fisso, da noi disegnati e realizzati.
