The aim of the project is to contribute to local economic development, which is mainly associated with farming and industry, fostering territorial growth by making areas available for commercial and office rental.
The site, located next to a wooded stream and one of the city's main access roads, is an area frequented by the population for sports and leisure activities. Being on a corner, the project created two fronts with great visual permeability, connecting the street directly to the proposed program. In addition, an elevated square was planned to act as a connection point between the commercial complexes and the avenue, establishing a space for meeting and socializing.
The six commercial modules, spread over two floors, were arranged in pairs to fit in with the sloping topography of the plot. The structure, simple and easy to maintain, uses conventional reinforced concrete, precast slabs and ceramic block seals, chosen to optimize costs.
The roof, made up of lightweight metal structure sheds with sloping thermoacoustic tiles, allows natural light and ventilation to enter, reducing dependence on artificial resources and ensuring internal comfort. In addition, large windows on the first floor and generous windows on the upper floor provide views of the green area around the stream.
Each module was equipped with basic infrastructure, including toilets, a pantry, stairs to the upper floor and installation systems, ensuring flexibility for different types of occupation and possible adaptations. Simple materials, such as white painted walls, polished concrete internal floors and ceramic tiles on the external floors, reinforce the practicality of the project.
Although it adopts a simple constructive language, the building stands out for its complex volumetry, capable of revitalizing the street and transforming it into a vibrant space for circulation, coexistence and civic interaction. By associating areas of collective conviviality with commercial spaces, the project promotes a mutual relationship between public and private interests, creating an environment that benefits everyone.
