The project follows the typology of a semi-detached closed block, defining a new sustainable multi-family housing programme in the historic center of Madrid. The building, with a negative carbon footprint, is eligible for the first Breeam Seal of Excellence in Spain for a residential building. The building programme consists of six residencies that share common spaces, with four surface parking spaces on the first floor. On the basement level there are six storage rooms, installation and maintenance rooms. The upper floors host the residences, with a recessed final body that houses two penthouses with private terraces.
The main elevation is organized by the modulation of its elements, with vertical openings and overhanging balconies, which take into account the elements of the neighboring buildings, in search of a correct integration with its immediate urban environment. The materials and systems used in the construction have been chosen with the aim of minimizing the environmental impact, under firm control for a feasible economic proposal. The building’sts structure and enclosures from the second floor until the final fifth floor are built with CLT (Cross Laminated Timber), a system that allows for a faster assembly time and minimizes the work equipment needed on site. The facade is finished with reinforced plaster with photocatalytic treatment, highly breathable and resistant to dirt, over mineral wool insulation, optimizing acoustic insulation in the side most exposed to exterior noise.
