Residential building with 19 apartments, robotized garage and storage rooms in Madrid Madrid / Spain / 2024
The San Bernardo building is a new residential project located in an original building designed by Julio Zapata in 1914, whose imposing façade and staircase, protected by National Heritage, have been preserved.
The building has 7 floors above ground level, with a setback extension of the original façade on the two additional floors, resolving 19 high level residential units in 2 and 3 bedroom configurations, including four penthouse apartments with terraces on the two top floors.
Below ground level, a robotized parking garage has been designed on 4 levels with capacity for 34 parking spaces.
All the apartments are outward facing thanks to the 10 balconies overlooking San Bernardo Street. The bedrooms overlook a façade that opens onto the block courtyard, and from the upper floors, the skyline of Madrid to the east.
The roof forms the centerpiece of the communal areas, featuring a 15-meter-long infinity pool and a large solarium. It is complemented by a fitness room with a wet area that incorporates a sauna and a Turkish bath.
The composition of the volume is born from the restoration of the original façade, maintaining the lead-blue color so characteristic of its Madrid-style plaster, its balconies and solid wood shutters. On the first floor and in the recessed upper levels, stone has been incorporated as cladding in a vertical cut of Campaspero stone, maintaining the language of vertical openings of the original composition.
The construction works were carried out by means of a complex ascending and descending process, which made it possible to carry out the works above ground simultaneously with the excavation below ground, optimizing the execution time by 6 months.
The project combines the concept of a high-rise building, typical of the urban expansion of the early twentieth century, with the construction of today's high-rise residential buildings. A dialogue has been sought between the restored protected elements and a contemporary architecture that does not renounce to the highest comfort, with a centralized system of heat production and air renewal, individually controlled, together with the robotized parking.
