The first residential proyect, build to rent of ERRE architecture.


CHALLENGE


The objective was to construct 5 detached single-family residences for rent, prioritizing sustainability criteria and new lifestyles and work modes. Additionally, the aim is to enhance the relationship between the interior and exterior spaces of each residence with landscaped areas, a pool, parking spaces, and plenty of vegetation.


 


STRATEGY


This residential complex located in the Santa Barbara urbanization (Valencia) is ERRE architecture's first Build To Rent (BTR) project. BTR involves constructing new properties for rental purposes and has been developed as a way to facilitate access to housing for those who have difficulties buying or prefer to rent a higher-quality property.


The project consists of five detached single-family residences, which, depending on their characteristics, will have three or four bedrooms spread over one or two floors. The residences are characterized by the presence of versatile spaces that provide a higher degree of flexibility, usable as bedrooms, offices, or teleworking spaces.


Each residence is organized and configured to maximize outdoor space, including a pool, play areas, and semi-covered spaces that enhance outdoor living. Furthermore, the use of vegetation and permeable pavements promotes rainwater infiltration, contributing to restoring its natural cycle.


 


SOLUTION


This residential project has been designed considering sustainability criteria that have allowed achieving the highest energy rating, thus reducing energy consumption and carbon footprint.


To achieve this, it has been essential to establish proper orientation for each residence to maximize natural light, winds, and views. Additionally, each residence includes underfloor heating, an Airzone ducted air conditioning system, motorized blinds, and pre-installation of electric vehicle chargers.


All of this has allowed creating residences that seek the comfort of future users, adapting to new lifestyles and the energy demands of the current climate crisis.
