The design is located on an rectangular plot facing the sea, with east/west orientation. To minimize solar incidence on the façades with the greatest exposure without losing views, the volumes are offset in order to produce shadows from one over the other; with terraces to protect the areas of greatest permanence and a wooden lattice that allows filtering solar rays.


The program includes 5 temporary rental rooms on the first floor under the new real estate franchise scheme, and a luxury single-family home for the second and third floors. The plot has an excellent view of the beach located on the coastal front of the island of Puerto Rico, located in the pool area and parking at ground level.


Concrete prevails in materiality as an element that facilitates long-term maintenance, without losing the warmth provided by the wood and the vegetation that floods the building.
