House in Puntiró | Ripoll Tizón

The land where the house is situated has a steep slope ascending from the street, offering breathtaking views of the Bay of Palma. The governing regulations for the plot play a decisive role: buildings are required to consist primarily of a main body with an essentially rectangular plan, simple volumetric design, and a sloping roof finished with traditional ceramic tiles.

Positioned at the upper part of the plot, adjacent to a wooded area and steering clear of the steep slope near the road, the dwelling is conceived as a staggered home. It adapts to the topography, unfolding across various levels that align with the natural profile of the land, establishing a strong connection with the outdoors.

Given the frequent and prolonged guest visits, the building is designed to comfortably accommodate two families. The house comprises two independent private areas, each of which includes a master bedroom, an adjoining multipurpose room, and a bathroom, in addition to the standard shared spaces.

The floor plan of the building is almost square. The spaces for private use, for hosts and guests, are identical in layout and size and are arranged on adjacent sides of the floor plan providing the independence each family needs. These areas are separated by the shared spaces, which are organised along a diagonal axis oriented towards the views. This axis crosses the floor plan and ends at the living room.

Three courtyards serve as transition spaces between the interior and exterior. One of the courtyards is covered with a light structure supporting climbing vegetation, creating a shaded, protected living space integrated with the building's envelope. Each master bedroom offers direct access from one of the courtyards, creating alternative itineraries that reinforce the intended independence of the private spaces.

Traditional construction solutions are used. The structure is resolved with load-bearing walls and one-way slabs while simultaneously creating the living spaces: load-bearing structure and living structure coincide. The exterior neutrality of the volume contrasts with the dynamic interior of the dwelling. The various floor levels that shape the internal topography are accompanied by the staggered arrangement in the ceilings, and culminate in a sloping roof with arabic tiles resolved with a single slope parallel to the land. This creates a ventilated and accessible air chamber through which the installations run. Regarding finishes, the load-bearing walls are rendered with lime mortar, while beams and slabs are left exposed, giving character to the interior space.

The building's energy performance is excellent; this is achieved by using natural, local resources as well as efficient installations. Thanks to its optimal orientation, the building benefits from prevailing winds, and natural ventilation is maximised. Courtyards are used as landscaped intermediate spaces. Rainwater is harvested. The roof is ventilated, and the structure, resolved with ceramic load-bearing walls, provides the building with high thermal inertia.

Well-balanced attention was paid to materiality, structural aspects, and architectural solutions, clearly approached in a simultaneous way right from the beginning. El terreno donde se emplaza la vivienda es escarpado, tiene una fuerte pendiente que se eleva desde la calle y goza de impresionantes vistas hacia el Pla de Mallorca y la Bahía de Palma. La normativa que regula la zona es determinante en lo que se refiere a volúmenes, composición de huecos y acabados de las edificaciones, que deben estar constituidas básicamente por un cuerpo principal de planta sensiblemente rectangular, volumetría sencilla y cubierta inclinada acabada con teja cerámica tradicional.

La edificación se sitúa en la parte alta de la parcela, buscando la cercanía de una zona arbolada y evitando la fuerte pendiente que existe junto a la carretera. Se desarrolla una vivienda escalonada, adaptada a la topografía y resuelta en diferentes niveles que siguen el perfil natural del terreno con la voluntad de establecer una estrecha relación con el exterior.

La vivienda debe poder ser ocupada de manera cómoda y simultánea por dos núcleos familiares diferentes, ya que las estancias de invitados son frecuentes y prolongadas en el tiempo. Es por ello que la vivienda consta de dos zonas privadas independientes, cada una de ellas compuesta por un dormitorio principal, una habitación adyacente de uso polivalente y un baño, además de los espacios comunes habituales.

La planta de la edificación es casi cuadrada. Los espacios de uso privado, de anfitriones e invitados, idénticos en distribución y tamaño, se disponen en lados contiguos de la planta para garantizar la independencia que necesitan. Éstos quedan separados por los espacios compartidos, que se organizan a lo largo de un eje diagonal orientado hacia las vistas, que cruza la planta y concluye en la sala de estar.

Además, se introducen tres patios en fachada como espacios de transición entre el interior y el exterior. Uno de los patios se cubre con una estructura ligera por donde trepará la vegetación generando un espacio de sombra vivo, protegido e integrado en la envolvente de la edificación. Cada dormitorio principal tiene acceso directo desde alguno de los patios, lo que genera itinerarios alternativos que refuerzan la independencia pretendida para los espacios de uso privado.

Se utilizan soluciones constructivas tradicionales. La estructura se resuelve con muros de carga y forjados unidireccionales al tiempo que genera los espacios de la vivienda: estructura portante y estructura habitacional coinciden. La neutralidad exterior del volumen contrasta con el interior dinámico de la vivienda. Los diferentes niveles de los suelos que construyen la topografía del interior se acompañan con un escalonado en los forjados de los techos, que se rematan con una cubierta inclinada de teja árabe resuelta con una única pendiente paralela a la del terreno. De este modo se genera una cámara de aire, ventilada y registrable por donde pasarán las instalaciones. En cuanto a los acabados, los muros de carga se enfoscan con mortero a la cal, mientras que las vigas y los forjados se dejan a la vista y sin revestir caracterizando el espacio interior.

La calificación energética de la vivienda es excelente, lo que se consigue utilizando materiales y recursos naturales del lugar combinados con instalaciones eficientes. El edificio está bien orientado y se aprovechan los vientos predominantes, lo que mejora la ventilación natural cruzada. Se utilizan patios como espacios intermedios ajardinados y cubiertos con vegetación. Se aprovechan las aguas pluviales. La cubierta se ventila, y la estructura, resuelta con muros de carga cerámicos, dota al conjunto de una elevada inercia térmica.
