Sitting in front of Lugano Lake, the project envisions an integrated structure at the existing San Marco Park consisting of above-ground buildings with residential suites and basement volumes intended for guest entertainment space, wellness center (SPA), and swimming pool. 


The building is configured according to a preliminary integrated study of the generating axes of the rural buildings, located in the vicinity of Lake Lugano. Staying in the upper part of the lot, freeing an area of 40,000 sq m, dedicated to gardens and outdoor living areas. In this way, a filter area is generated between the existing buildings and the new intervention, establishing a direct relationship between the new building and the distant landscape of the lake. The green filter zone also has a micro-environmental mitigation role within the area concerning the visual perception of the planned new volumes.


The wellness center (SPA) and the swimming pool are built on a larger planimetric extension for the location of the buildings on the surface, but almost completely subway and integrated precisely in the green filtering area described above. Only the Aero illuminated parts located parallel to the main facade facing the lake are visible and totally "transparent".


The volumes were designed with different heights and main fronts, in adherence or contiguity, almost as if to define a constructive development executed in successive phases along a pre-existing road seen as a natural continuity of the current access road to the area.


Additionally, the project used construction techniques oriented to dry systems, a construction technology based on prefabrication systems using panels composed of a mixed stratigraphy of wood and concrete integrated with steel and/or laminated wood load-bearing structures, on a reinforced concrete foundation.


In this way, the building, together with the integrated and effective use of renewable sources, can approach those now called Nzeb (nearly zero energy building). The use of wood and dry technology is married with the criteria of eco-sustainability, recognizing the performance of buildings in key areas, such as energy and water saving, reduction of CO2 emissions, improvement of the ecological quality of the interior, materials, and resources used in a single moment of synthesis that is the project.
