M.R. House | Gon Architects

In January 2016, M.R., a prestigious fashion photographer who works, among other magazines, for Vogue USA, and who has lived for many years in New York, commissioned us the rehabilitation of a 175m2 apartment located on the third floor of a building built in the early 1900s, in Leganitos street, in the heart of Madrid, very close to the newly renovated Plaza de España, in order to transform it into a showcase of his globetrotting lifestyle.

When we visited the house for the first time, what striked us is not so much its large depth, or the three patios that facilitated the ventilation and natural lighting of the house, as its decadent bourgeois atmosphere, not without a certain magical flair. A flair that is definitely defined by spatial-material characteristics intrinsic to this type of large-scale housing, such as the hierarchical structure of concatenated rooms, its thick load-bearing walls, the marble and slate checkerboard floors, the papered walls, the large number of floor-to-ceiling doors of different formats and transparencies, the presence of three fireplaces, or the high ceilings topped by perimeter moldings and central rosettes.

The challenge of this project was clear: to preserve the charm of the original spirit of the house while integrating into the new design the many stories that the house already contains. Faced with the idea of making the architecture of the house disappear without leaving any trace of what it was, the idea was to work with memory as another project material, in an intervention capable of maintaining the 'ghost' of the twentieth century but brought into the twenty-first century.

The renovation, which lasted five years and involved different project phases and necessary licenses, seeks the coexistence between the structural, spatial and original material values of the house, and those that contemporary technology translates into domestic comforts that make the house a comfortable and more sustainable place.

The design of the plurality of domestic spaces in the house has been carried out thanks to two distinct strategies:

One that reuses, benefits and reinterprets the most identifying elements of the house, such as the 22 existing doors, or the 955 slate and marble tiles present in the original pavements, which are classified as inventory. This meticulous and delicate work methodology -almost surgical-, allowed us to clean, approach and discover the project, which facilitated its relocation, individually or assembled, in the floor of the new house, and thus gave it a second life. All those elements that couldn´t be preserved and recovered, such as moldings or fireplaces, were reinterpreted and built according to a contemporary language coherent with the house. For those other elements that were necessary but did not exist, such as the cabinet doors, certain existing decorative patterns were digitized and pantographed using a numerical control system, with indentations in a negative version to differentiate them from the originals, on new support materials.

The second strategy seeks to carry out spatial operations of great depth in accordance with contemporary lifestyles, such as establishing continuous and fluid connections between all the rooms of the house thanks to the demolition of partitions and the atomization of certain pieces. As, for example, the kitchen or bathrooms, where the toilet is separated from the shower and sink, blurring the boundaries between public and private, or the interior and exterior. Mirrors have also been introduced, strategically placed, which are intended to generate optical illusions that duplicate and expand the rooms.

M.R House is the result of a complex rehabilitation, built by multiple layers of different periods with a high level of details and finishes that reveal the multiplicity of its transformations over the years; a journey through time, a meticulous work of material and spatial archeology, in which the artisanal processes are vindicated, that dives into a past in which elements of the future have been introduced to live a present that retains that energy that so excited us on the first day.

En enero de 2016, M.R., un prestigioso fotógrafo de moda que trabaja, entre otras revistas, para Vogue USA, y que ha vivido muchos años en Nueva York, nos encarga la rehabilitación integral de un piso de 175m2 situado en la planta tercera de un edificio construido a principios de 1900, en la calle Leganitos, en pleno centro de Madrid, muy cerca de la recién inaugurada Plaza de España, para que lo transformemos, en gran medida, en un escaparate de su estilo de vida de trotamundos.

Cuando visitamos por primera vez la casa, lo que nos llama la atención no es tanto su gran fondo edificado, o los tres patios que facilitaban la ventilación e iluminación natural de la casa, que aún así parece oscura, como su atmósfera burguesa decadente, no sin cierto aire mágico. Un aire que, definitivamente, viene definido por unas características espacio-materiales intrínsecas a este tipo de viviendas de gran escala, como la estructura jerarquizada de habitaciones concatenadas, sus gruesos muros de carga, los pavimentos de mármol y pizarra en forma de damero, las paredes empapeladas, la gran cantidad de puertas de suelo a techo de distintos formatos y transparencias, la presencia de tres chimeneas, o los techos altos rematados por molduras perimetrales y rosetones centrales.

El reto de este proyecto es claro: conservar el encanto del espíritu original de la casa integrando en el nuevo diseño las muchas historias que la casa ya contiene. Frente a la idea de hacer desaparecer la arquitectura de la vivienda sin dejar huella de lo que fue, se apuesta por trabajar con la memoria como un material más de proyecto, en una intervención capaz de mantener el ‘fantasma’ del siglo XX pero llevado al siglo XXI. 

La reforma, que se dilata a lo largo del tiempo cinco años entre distintas fases de proyecto, licencias necesarias y ejecución de la obra, busca la convivencia entre los valores estructurales, espaciales y materiales originales de la casa, y aquellos que la técnica contemporánea traduce en comodidades domésticas que hacen de la vivienda un lugar confortable y más sostenible.

El diseño de la pluralidad de espacios domésticos en la casa se ha llevado a cabo a partir de dos estrategias bien diferenciadas:

Una que reutiliza, aprovecha y reinterpreta los elementos más identitarios de la casa, como por ejemplo las 22 puertas existentes, o las 955 baldosas de pizarra y mármol presentes en los pavimentos originales, que se clasifican a modo de inventario. Esta metodología de trabajo tan minuciosa como delicada -casi quirúrgica-, nos permite realizar una labor de limpieza, aproximación y descubrimiento del proyecto que facilita su reubicación, de forma individual o ensamblada, en la planta de la nueva vivienda, y darle así una segunda vida. Todos aquellos elementos que no pueden ser conservados y recuperados, como por ejemplo las molduras o las chimeneas, se reinterpretan y se construyen según un lenguaje contemporáneo coherente con la casa. Para aquellos otros elementos que se necesitan y no existen, como las puertas de los armarios, se digitalizan ciertos patrones decorativos existentes; y se pantografían mediante un sistema de control numérico, con hendiduras en una versión en negativo para diferenciales de las originales, sobre nuevos materiales soportes. 

La segunda estrategia busca realizar operaciones espaciales de gran calado acordes con los modos de vida contemporáneos, como establecer conexiones continuas y fluidas entre todas las estancias de la casa gracias a la demolición de tabiques y la atomización de ciertas piezas. Como, por ejemplo, la cocina o los baños, donde se independiza el inodoro de la ducha y del lavabo, consiguiéndose difuminar los límites entre lo público y lo privado, o lo interior y exterior. Así como también se han introducido espejos, estratégicamente situados, que pretenden generar ilusiones ópticas que duplican y amplían las estancias.

M.R House es el resultado de una rehabilitación compleja, construida por múltiples capas de distintas épocas con un alto nivel de detalles y acabados que revelan la multiplicidad de sus transformaciones a lo largo de los años;
