Green terraces and 360° outdoor spaces: this is what the new office building in 22@ will look like

Designed by GCA Architects, the complex has a connection with the exterior planned as a vertical garden that allows working outdoors.

Located in the innovation center of the city and created to unite Barcelona's industrial past with its technological future, this project emphasizes the relationship with the exterior. For this reason, all offices have access to terraces that function as a space for both professional and leisure socializing.

SeaTowers is designed by GCA Architects with the aim of optimizing its energy resources and promoting wellness programs for its future users. Responding to the principles of biophilic design, the connection of the offices with the outdoors and nature are protagonists in the project. The design of the new complex is designed so that users can work or even hold a meeting on the

terraces. The Mediterranean climate allows these spaces to be enjoyed freely, achieving a hybridization between indoors and outdoors.

The two towers that make up the project have accessible green terraces on the roofs to provide people with daily wellness and relaxation spaces, with 360-degree views of the sea and the city. All the vegetation in the buildings is native and has low water consumption.

The roofs have a part destined to the location of photovoltaic panels, but the fact that a high percentage is located on the façade has allowed the rest of the surface area to be used by the building's tenants. The SeaTowers complex has measures to promote sustainable transport, such as preferential parking for electric vehicles and bicycle parking spaces, contributing to a city that is inclined to be more environmentally friendly. A public area in the center of the block provides the neighborhood with a green lung and the neighbors with a space for socializing and well-being. The project has LEED Platinum and Well Gold certification, thanks to the fact that it provides significant energy savings, around 52%, and water savings, around 66%.

The unique design allows all the workspaces in the complex to enjoy outdoor views and natural lighting, which improves people's quality of life and enhances levels of well-being and productivity. On top of the two white volumes of the buildings, a second skin is applied on the lower floors to pick up the scale of the industrial pre-existence. The slats of this second skin are placed perpendicular to the street facade or parallel to the staggered pattern of the neighboring building, giving privacy to it.

Open-plan and flexible, the different offices of SeaTowers are designed to adapt the spaces according to the needs of the tenants. Each floor is divisible into 3 areas in order to accommodate 3 possible tenants adapting not only to current needs, but also to those of the future.

Terrazas verdes y espacios exteriores 360°: así es el nuevo edificio de oficinas en 22@

Meridia Capital apuesta por la sostenibilidad con el nuevo proyecto en el distrito tecnológico de Barcelona. Diseñado por GCA Architects, el complejo tiene una conexión con el exterior planeada como jardín vertical que permite trabajar al aire libre.

Situado en el centro de la innovación de la ciudad y creado para unir el pasado industrial de Barcelona con su futuro tecnológico, este proyecto pone el acento en la relación con el exterior. Por esto, desde todas oficinas se accede a terrazas que funcionan como espacio de socialización tanto profesional como de ocio.

El conjunto de edificios que forman SeaTowers está diseñado por GCA Architects, con el objetivo de optimizar sus recursos energéticos y promover programas de bienestar para sus futuros usuarios. Respondiendo a los principios del diseño biofílico, la conexión de las oficinas con el aire libre y la naturaleza son protagonistas en el proyecto. El diseño del nuevo complejo está
delineado en torno a que los usuarios puedan trabajar o incluso llevar a cabo una reunión en las terrazas. El clima mediterráneo permite disfrutar de estos espacios con libertad, lograr una hibridación entre el interior y el exterior.

Las dos torres que componen el proyecto tienen en las cubiertas terrazas verdes accesibles para proveer a las personas de espacios diarios de bienestar y relax, con vista de 360 grados al mar y a la ciudad. Además, la presencia de huertos urbanos de estación en esta área permite que los usuarios estén en relación directa con el cuidado de la naturaleza. Toda la vegetación de los edificios es autóctona y de bajo consumo de agua.

Las cubiertas tienen una parte destinada a ubicación de placas fotovoltaicas, pero el hecho de ubicar en fachada un porcentaje elevado, ha permitido disponer del resto de la superficie para uso de los inquilinos del edificio. El complejo Sea cuenta con medidas para fomentar el transporte sostenible como parkings preferentes para vehículos eléctricos y lugares para bicicletas que contribuyen con una ciudad inclinada a ser más amigable con el medio ambiente. Un área pública en el centro de manzana dota al barrio de un pulmón verde y a los vecinos un espacio de socialización y bienestar. Todas estas medidas hacen que el proyecto haya obtenido al certificado LEED Platinum y Well Gold,

El diseño singular admite que todos los espacios de trabajo en el complejo gocen de vistas al exterior e iluminación natural, lo cual mejora la calidad de vida de las personas y favorece los niveles de bienestar y productividad. Sobre los dos volúmenes blancos de los edificios se aplica una segunda piel en las plantas inferiores para coger la escala de la preexistencia industrial. Las lamas de esta segunda piel están colocadas perpendiculares a fachada de calle o paralelas al tresbolillo con el edificio vecino, dando privacidad al mismo.

Diáfanas y adaptables, las diferentes oficinas de SeaTowers están pensadas para diseñar los espacios según las necesidades de los inquilinos. Cada una de las plantas es divisible en 3 entidades a fin de albergar a 3 posibles inquilinos y poderse adaptar con flexibilidad no solo a las necesidades actuales, sino las del futuro.
