Located on one of Valencia’s main avenues, connecting the city centre with the sea, the building occupies an awaiting plot of land with ideal conditions. A perfect rectangle, with its long sides facing 2 streets although with a very limited surface area of 200sqm.


The program which wasn’t totally defined at the beginning, comes from the desire to respond to the plot’s ideal conditions and possibilities.


The architectural intention that determined the layout tries to optimise the use of land and maximize the entry of light. Locating the access core in the middle divides the plot in two and minimises the common areas. Each half is divided again in two obtaining 4 units, two facing each street taking advantage of sunlight. In this way, we obtain 20 identical one-bedroom apartments in total, repeated through the 5 stories of the building.


According to the apartments, all the living rooms and bedrooms face the streets while the service areas like kitchen and bathroom are in the interior. A scheme that optimizes the construction process by repeating the residential unit models and by clustering services.


The project, located on a high movement avenue, tries to offer the city a contemporary image combining the esthetical and functional performance. The system of sliding metallic perforated shutters, allow the regulation of the luminosity, thermal comfort, and the privacy of the living spaces where the users of the building are the ones generating a dynamic play on the facades.


The same design is used in both facades to create a single identity of the building from both sides.


The colour palette is used to create contrasts, while the exterior skin in black represents elegance and uniqueness, the interior spaces use the warmth of wood and light colours while using black again in the service areas.
