As part of the tender proposal for the Development of the Rublyovo-Arkhangelskoye Territory, the CPU PRIDE team, together with Zaha Hadid Architects, prepared a BIM- model of the entire development area, consisting of 5-6 stages of construction, more than 150 cadastral parcels and more than 750 separate buildings.


The suggested plan for Rublyovo-Arkhangelskoye Smart City takes the approved masterplan as a starting point for extending the richness and potential of its site and regional position. By introducing greater formal variation and enhanced connectivity, we aim to broaden the potential stakeholders our client may seek, and most importantly, to enable them to create an integrated platform for future value creation.


By broadening participation in the plan, we can support our client’s need to reduce the risk associated with early-stage development. Equally importantly, we emphasize a morphology that promotes community, collaboration, and learning, and over the longer term this enrolls the area’s businesses and residents in establishing its identity and evolution. This is the true meaning of the smart city: a city enabled to learn and evolve by the intelligent structuring of its richly varied information, experiences, resources, and opportunities.


At the city level, Rublyovo-Arkhangelskoye will offer consolidated smart housing and utility management system enabling automated accounting of resources consumption and generation, real-time data collection and dynamic pricing, smart lightning system and automatic sensors on garbage cans, along with many other services made possible with the Internet of Things.


 


About BIM


CPU PRIDE specialists had the task of developing an automatic method for filling the 3D geometry of buildings and terrain with information according to the customer's technical assignment (construction stage, unique building number, plot number, data on the functionality of the building depending on the purpose of the plot, its total floor area, height and much more).


Due to the fact that the boundaries of the construction stages, the number of buildings on the plots and their functionality changed throughout the project, manual comparison and filling was not possible.


Rhinoceros + Grasshopper, ARCHICAD (+ Addon Grasshopper Connection) were chosen as the main tools for solving this task.


Grasshopper wrote various algorithms that performed the tasks. One part of the algorithm compared the 3D bulk of buildings with the boundaries of stages and site boundaries, the other considered technical and economic performance, the third automatically counted buildings on the site and formed their numbering, the fourth compared the functions of plots from external tables and assigned their purpose to buildings, the last parts of the algorithm distilled all the geometry and the information associated with it into the ARCHICAD program, from where the BIM model was stored in IFC.


The final BIM-model was provided in Navisworks format. Excel tables were also automatically created with technical and economic performance for each building, on the basis of which, cooperating enterprise built a financial model for the payback of the project.
