The residential complex is located in the historic city center between the main city street (Lenin Street), and I. Yakutov Park, with Soldatskoye Lake at the center of it.

The residential complex is divided into two public stylobate parts with 13-storey blocks of residential buildings in each part. The layout concept of the complex allows free passage through the quarter . The idea of free passage is supported by a gallery of retail premises on the stylobates’ ground floor. The esplanade bridge unites the quarter-wide private area for the complex residents, cuts the majority of the public part off the complex’s courtyard and at the same time enhances the effect of a promenade. The promenade recreates the lost historic street as well as connects Lenin St. and Belyakov St. leading into the park named after I. Yakutov.
The complex has two elevated yards connected by a bridge. Each courtyard has 2 sections, with one closer to the park and the other closer to Lenin St. The visual is a restrained and austere architecture of one of the main city streets combined with a grand open parterre towards the park and the lake. The close proximity to the lake provides an excellent view. One of the quarter’s distinct features is several types of balconies. Austere French balconies overlook the busy Lenin St while elegant openwork French balconies adorn the clinker facades facing the courtyard.
There are also two types of large balconies: laconic and openwork, depending on the proximity to the lake. Perpendicular facades and facades on Lenin St are decorated with elegant French balconies. There is a balcony in each apartment; on the facades they are staggered.
The new quarter layout transforms the courtyard space, which was previously formed by wooden buildings. There are currently two architectural monuments on the territory of the complex. They are Building № 81 and Building № 71. These buildings have been preserved and renovated.
