The project proposal consists in the reuse of the existing demolished volume with a volumetric expansion, within the limit of 20% of Vte, with a consequent increase in the performance of new buildings up to the level of excellence.
The new volumes, built on the "internal" front of the lot, towards the Tangenziale, are almost invisible from the Via Panigale road and on the opposite side they are confronted with the infrastructure of the Tangenziale.
Great care has been taken in the external arrangements and in the greenery, due to the high design value that comes to it entrusted. It should be emphasized that in the northern portion the green, by position, size and type, must act as a visual screen, contributing significantly to the environmental qualification of the new intervention.
How much then the volumes could be "elongated and low", rather than "compact and high", was the work of months ... This however had to lead to a "unitary" and recognizable design, ...

The project proposed here is also certainly updated in terms of environmental and overall sustainability, also but not only with reference to the technical requirements.
The intervention in architectural terms is contemporary, not only in the materials and technological choices, but also in the typological choice, for an updated urban lifestyle.
The first strong "intention" is to be read precisely in the intention of the villas, and in its horizontal rather than vertical development. The buildings are "low" and emerge from an intensive green arrangement, which corresponds to the idea of ​​a completely "sustainable" intervention even imaginatively, also supported by the use of wood as an external finishing material to enclose and emphasize the lot, and some details.
In this way, however, both "heat islands" are completely avoided (thanks to the green and the lack of both horizontal and vertical reflective materials), and also the colors and finishes are all chosen in such a way that they avoid glare. , but rather they help to dampen both the heat, absorbing it, and the sensation of connected discomfort.

The project is conceived with the aim of pursuing a passive energy-environmental response, trying to limit the use of active plant technologies (energy gain), which in any case will be provided, all also in order to obtain the volumetric bonus relating to requirements of excellence.
The windows are protected on the outside by a winged steel Venetian blind
adjustable anti-intrusion and protection from sunlight, housed in the architectural compartment; roller blinds are also provided inside the rooms to ensure complete darkening and flexibility of use.
Particular attention was paid to the design without architectural barriers and accessibility in a broad sense. Natural ventilation is always guaranteed.
