The project is the architectural and technical response to the unique typological homogeneity of the urban environment of new creation that presents the Urban Action Plan "Arroyo del Fresno". In the formalization of the building, a simple and singular image is prioritized, based on the criterion of maximum energy saving, which implies achieving the greatest possible compactness of the building volume, optimizing systems and envelopes and achieving, in the face of formal minimalism, differentiation and singularity in an environment of residential building typologies with abundant overhanging volumes.


Its conception seeks to give a forceful formal response through the mere enhancement of the volume that configures it, where only proceeds to highlight continuous horizontal lines that develop in a parallel and equidistant along all the facades. The window openings are protected from the sun by exterior roller blinds in the same color as the factory finish, seeking formal continuity.


Avoiding the appearance of flying elements or volumes, a building is obtained that allows, in its formal minimalism, to obtain the best degree of compactness to thermal effects. The building volume also stands out for the will not to build housing on the first floor, which enhances the presence of the volume on it and the marking of the horizontality that is desired to obtain. In addition, the apparently random arrangement of the window openings within each horizontal strip, energizes the rigid order of color bands. In this way, we achieve the purpose of formally singularizing the resulting volume since the opening of the different solar protections by the users will make the façade be perceived as a dynamic canvas.


At the service level, the building has in its common areas a community pool, a community room for teleworking and coworking on the first floor, as well as green areas and individual gardens associated with each loft type housing.


In terms of energy services, the building has passive measures in its construction, consisting of an isolated envelope in continuity with highly efficient carpentry and high solar control glass. In addition, in the enclosure, care has been taken in the construction details and their execution to achieve the highest degree of airtightness of the living space and reduce losses by air infiltration in order to obtain less than 0.6 renewals per hour in the Blower Door test at 50 Pascals to be carried out during the work as well as to reduce thermal bridges.


The maximum reduction of the energetic demand, achieved by means of the modeling of the passive constructive systems in all the thermal envelope and the combination of the aerothermal systems (individual air conditioning of cold and heat by means of Altherma aerothermal system with emitter by means of radiant/cooling floor and community hot water with the installation of Q-Ton aerothermal system, the mechanical ventilation of double flow with heat recovery, together with an electricity generation system by means of a photovoltaic installation, allows to obtain a residential building in the scenario of zero energy consumption (zero balance or self-consumption).
