The world seems to have changed a lot since we started the project of this office space until it has finally come to light, with pandemic included in the middle of the building proc 

However, all our inicial ideas prove us once again that thinking about spaces in terms of flexibility permit projects to be reborn stronger than before. 

Xeito investments, a Family Office of the Mahía Solís family, co-founders of the CAAMAÑO group, is a company orientated towards investing in industrial businesses and sustainable movement. With its Galician DNA but an international projection, their work philosophy is to do things “with xeito”, which in Galician means doing things with a combination of knack, style and class. 

The Xeito team gets in touch with us to shape a multifunctional space with capability to evolve with time but at the same time be an office, project showroom and a space to exchange ideas and events in the heart of the city of Madrid with views of the Retiro park. 

This is why the heart of the project revolves around a circle, a complete viewing angle of 360º, a central meeting point that articulates the space and also welcomes future visitors. Xeito is a meeting place that is transparent, open and dynamic, linked to projects that support innovation applied to the improvement of people’s wellness in living, work or comercial spaces. 

Around the central circle different projects and gradients, from the most collective activities to the most individual, concatenate and sometimes overlap. 

The individual workspace is situated in the first level, in which the arch of the circle offers the possibility to have a clean vision of the space without the interference of other people, to try to achieve the greatest level of concentration without the need of creating separated spaces while assuring the safety distance needed in these times. Next we find the auditorium for presentations of informal projects, a library and a central space with can be used for conferences, exhibitions, events and presentations. The closed spaces are reduced to the minimum, like the isolated telephone booth, designed in glass to be always visible or the meeting rooms, one more formal and representative, presided over by a misty Galician forest and a smaller dynamic one that incorporates into the common space with a system of sliding doors. 

All of the open areas articulate with a double curtain system, each presenting a different gradient of transparency and opacity that enables the space to be configured for up to 10 different situations: when completely shut creating a blue cylinder that hides a model in its interior or closing only te first half of the perimeter separating the concentration zones from the more public ones. 

The complete office uses partitions with pivoting and folding doors that can create, if necessary, a continuos room contemplating the 100% of the surface of the office as one sole space for celebrations for bigger crowds. 

The materials, furniture and systems chosen all have the same common criteria: sustainability, design and durability. 

The main objective of the project is on one hand reinforcing the awareness of the importance of design targeted towards the human being  and how spaces are able to detonate collaboration and teamwork as the fundamental motor of projects.

El mundo parece haber cambiado mucho desde que empezamos el proyecto de esta oficina hasta que por fin ve la luz, con pandemia incluida en medio de una obra en proceso. 

Sin embargo todas nuestras ideas iniciales nos constatan una vez más que pensar los espacios en términos de flexibilidad permite que los proyectos renazcan con más fuerza. 

XEITO Investments, Family Office de la familia Mahía Solís, co-fundadores del grupo CAAMAÑO, es una compañía orientada en invertir en empresas industriales y movilidad sostenible. Con un adn gallego pero proyección internacional, su filosofía de trabajo es hacer las cosas “con Xeito”, que en gallego significa hacerlo a través de una combinación perfecta de maña, estilo y clase. 

El equipo de XEITO se pone en contacto con nosotros para dar forma a un espacio multi-función con capacidad de evolucionar en el tiempo que sea a la vez una oficina, un showrroom de proyectos y un lugar de intercambio de ideas y eventos en pleno corazón de Madrid, con vistas al parque del RETIRO. 

Así es como el corazón del proyecto gira en torno a un círculo, un ángulo de visión completa 360º, una plaza central que articula el espacio y que además es un abrazo para los futuros visitantes. XEITO es un lugar de encuentro, transparente, abierto y dinámico vinculado a proyectos que apoyan la innovación aplicada a la mejora del bienestar de las personas en el ámbito de la vivienda, los espacios de trabajo y espacios comerciales. 

En torno a este círculo central se concatenan y a veces superponen los distintos programas y gradientes que van desde las actividades  más colectivas a las más individuales. 

En el primer grado están los espacios de trabajo individual, en los cuales el arco del círculo ofrece la posibilidad de tener visiones limpias sin interferencias con otras personas, para intentar conseguir el mayor grado de concentración sin necesidad de crear espacios separados, asegurando también la distancia de seguridad necesaria en estos días. Después encontramos el auditorio para presentaciones informales de proyectos, una biblioteca y un espacio central que puede ser ocupado con conferencias, exposiciones, eventos y presentaciones. Los espacios cerrados se reducen al máximo, como la cabina aislada para conversaciones telefónicas, acristalada y siempre visible o las salas de reuniones, una más formal y representativa, presidida por un brumoso bosque gallego y una más pequeña y dinámica que se incorpora al espacio común mediante un sistema de puertas plegables. 

Todo el espacio abierto se articula mediante un sistema doble de cortinas, cada una de  las cuales presenta un gradiente de transparencia y opacidad distintos que permite configurar el espacio con hasta 10 situaciones diferentes: completamente cerradas generando un cilindro azul que esconde una maqueta palpitante en su interior o cerrando sólo la primera mitad del perímetro, independizando las zonas de concentración del resto más públicas y expositivas, etc. 

La oficina completa cuenta con divisiones de puertas pivotantes y carpinterías plegables que permiten generar si es necesario, un espacio continuo considerando el 100 % de la superficie de la oficina como una única sala para celebraciones de encuentros más multitudinarios. 

Los materiales, el mobiliario y los sistemas elegidos tienen un criterio común: la sostenibilidad, el diseño y la durabilidad. 

El objetivo principal del proyecto por una lado es reforzar la conciencia de la importancia del diseño centrado en el ser humano y cómo los espacios son capaces de detonar la colaboración y el trabajo en equipo como motor fundamental de los proyectos.
